Nov. 16, 2008 - Best Season in the Sierra Foothills

El Dorado Hills, CA - As this is a rather slow time of the year and new inventory on the market is low, I thought I would touch on some of the other "bests" for our Sierra Foothills area. I use to think of myself as a summer person because I love warm weather and clear sunny skies which is typical here in the foothills. I still love summer here, even though it can be too warm at times (106 on the hottest days) throughout the Sacramento Valley. I have, however, come to the conclusion that fall is "the best" season here. We still enjoy clear sunny skies and daytime temperatures in the 70's and low 80's, but there is a definite beauty in the hills this time of year. Our climate allows us trees that have amazing fall color, turning beautiful shades of red, orange, and yellow that stand out against the golden color of the hills and the deep greens of the native oaks. With the hottest days of summer over, our landscape plants are rejuvenated and take on flush of growth that look beautiful as well. Here is a shot taken from the Highland View neighborhood overlooking parts of El Dorado Hills with Folsom Lake in the background. Nov. 16, 2008 - Serrano Semi Custom with Great Views
Bantry Place, El Dorado Hills, CA - The pictures do not do this beautiful home justice. It was built in 2000, inside the gates of the Serrano Golf Course Country Club by Parker Development who also designed and developed the master planned community of Serrano itself. This is on a street of semi-custom homes surrounded by amazing custom homes. The home has approximately 3827 square feet with 3 bedrooms, 4 baths, an office, and a down stairs bonus room where you have access to the covered veranda and pool/spa combo. As you enter the home, you can go upstairs to the main level where you find the kitchen with walnut cabinetry ,granite counters, and double dishwashers, the library/den, the master suite is spacious and elegant with a fireplace, marble flooring in the bath, and its own balcony; or you can go downstairs where you find the bonus room with a wet-bar/kitchen and fireplace, and a bedroom suite with it's own bathroom and fireplace. Parker planned this model out well to include a dumb waiter where you enter from the 3-car garage so you can get your groceries etc. to the main floor without having to carry them up the stairs. The lots here are small and were designed with low maintenance in mind. This reminds me of a luxury home you might find in Tahoe but here you can enjoy the golf course, our great restaurants, and soon our Red Hawk Casino just 15 minutes up the freeway. Nov. 7, 2008 - Best Deal in Cameron Park Vicinity as of November 3, 2008
Chasen Drive, Cameron Park, CA - The lowest price per square foot house is actually my Best Deal for Cameron Park Vicinity from June 08 which is still available and now at $112.97 per square foot and listed for $459,000. This bank owned home on Chasen Drive is the second lowest at $136.35 per square foot; listed at $588,900. It was built in 2004 on approximately .36 acres in the prestigious and family oriented neighborhood of Eastwood Park. It has just over 4300 square feet that includes 5 bedrooms, 4 bathrooms, a bonus room with a wet bar. The kitchen has granite counters and a pantry. The master is situated on the main floor. To give you perspective on price, our Lyon Real Estate Trendgraphix market statistics for the month of October show there were 28 sales for the month with 8 of them being bank owned. The average price per square foot of those 8 sales was $175 (up from $143 in September) and the average list to sale price was 96%. Nov. 7, 2008 - Best Deal for Folsom as of Nov. 3, 2008
Patrick Circle, Folsom, CA - The best price per square foot home for sale in Folsom, believe it or not, is not bank owned or a short sale, but definitely priced to sell. It was built in 1999 and has approximately 4051 square feet averaging $135.77 per square foot at the listed price of $550,000. It has 5 bedrooms, 3 bathrooms, and a 3 car garage. It is located in the Willow Springs subdivision close to Intel, Hwy. 50, and the new Kaiser Hospital and open air mall being built off East Bidwell. To give you perspective on this great price: our Lyon Real Estate Trendgraphix market statistics for the month of October show there were 58 homes sold at an average square foot price of $194 (up from September's average of $191). Looking at just the bank owned homes, that average price drops to $176 per square foot. Statistics also show that the average listing price to sale price for all the 58 sales was 98%. Souza Drive, El Dorado Hills, CA - The lowest price per square foot home in El Dorado Hills this month is bank owned and listed at only $119.56 $95.46 per square foot equating to $644,900 $514,900. It is a Serrano semi-custom home built in 2002 on approximately .238 acres with 5 bedrooms and 4.5 bathrooms in just under 5400 square feet. There are many upgrades including travertine and marble flooring, granite counters, a pool, and local views of El Dorado Hills. To give you perspective of this great price, our Lyon Real Estate Trendgraphix market statistics for the month of October show that there were 37 bank owned homes for sale, 15 sold at an average square foot price of $155. The list to sale price of these 22 sales was 98%, meaning that they sold at almost full price on average. We are seeing many of these low, low priced bank owned homes receiving multiple offers because they are such a great deal and are acutally selling over their list price to fair market values. Welcome to my Best of the El Dorado Hills weblog! The Hills I refer to here are the foothills east of the Sacramento Valley. My inspiration for this blog came as a result of my Real Estate profession where touring homes and knowing the inventory are some of the best parts of my job. Though my predominant intention here is to tell you about the homes for sale that have wow’d me, I also want to include what I consider to be among “other bests” of living in this wonderful area.
