Folsom Lake at Dusk - In this region of rolling hills we are fortunate to have beautiful views of not only the Valley, but also Folsom Lake, the Sierra Nevada Mountains, and a number of local golf courses and community lakes.  Here is Folsom Lake at dusk seen from the Highland View neighborhood in El Dorado Hills.  The lights across the lake are Granite Bay.  Please add this site to your favorites and check back to see what other great things I have come across.

Times are changing in El Dorado Hills and homes are selling with multiple offers on a regular basis.  Here is the high and low of what sold in El Dorado Hills in March 2012.

3034 Youngs Court - On the low end was this single story, in the Governor Village neighborhood. It was a 3 bedroom/ 2 bath short sale with approximately 1640 square feet built in 1973 on just over a quarter acre, cul-de-sac lot. It sold for $185,000 which was $112.80 per square foot. It's list to sell price was 94.53%.

5047 DaVinci Drive -On the high end, was this custom two-story built in 2006 on just over one half acre within the gated Serrano Country Club. It has 5 bedrooms/4.5 bathrooms and approximately 6187 square feet which includes an office and media room. Among it's many amenities are Travertine floors, stone fireplaces, a built-in pool, outdoor fireplace and kitchen. It sold for $1,050,000 which is just under $170 per square foot.

 
 
 
 
 
There were 71 total homes sold in El Dorado Hills for March 2012. Here are some statistics on them:

5185 Titleist Way - El Dorado Hills CA - Glad the rain last Thursday in El Dorado Hills didn't stop me from touring this Serrano custom with its beautiful golf course views.

I'm always keeping an eye on what's selling in our local real estate market. Here are the High and Low Homes Sold in El Dorado Hills in February 2012.

This single family home in Govenor Village was
an REO (bank owned property) that sold for $231,500. It was built in 1976 on just over a quarter acre with 1420 square feet, 3-4 bedrooms, 2 full baths that had been updated to include travertine floors and granite vanity tops, and had an updated kitchen, that included stainless steel appliances. It sold at 96.5% of it's list price.

Highest selling home in El Dorado Hills in Feb 2012This beautiful Serrano custom home was a regular sale that sold for $1,175,000 in just 5 days! It was built in 2005 on .38 acres, with just over 5000 square feet, 4-5 bedrooms, 4.5 baths, a gourmet kitchen, bonus room/home theater, pool, outdoor kitchen/fireplace, and golf course views. It sold at 94% of it's list price.
 
 
 
 
 
The fact that both of these homes sold close to their list price speaks to sellers as to the importance of pricing your home right. And to buyers that low ball offers do not work. As an agent I would be advising my sellers to reduce their price in increments until it received an offer long before accepting a low ball offer.

No matter what the market has brought, things are always selling in El Dorado Hills CA! Here's a look at what was selling in El Dorado Hills during December 2011.

This home on Encina Drive was our lowest selling home at $170,000. (Not our lowest price per square foot home sold though as it's selling price was $147.57 per square foot.) It has 3 bedrooms, 2 bathrooms, 1152 square feet and was built in 1963 on .59 acres. It was a bank owned (REO) property and sold for 89.5% list to sale price.

Highest price home sold in El Dorado Hills in December 2011This fabulous Serrano custom on Greyson Creek Drive was our highest price home sold at $1,500,000. It has 4 bedrooms, 4.5 bathrooms, approximately 6365 square feet. It was built in 2006 on just over a half acre. The MLS description boasted formal and informal living areas, a chef's kitchen, wine room, exercise room, bonus and media rooms, a veranda with fireplace, outdoor kitchen, pool, putting green, bocci ball court. It had it all!

Bank Owned (REO) properties - 6 total sales at an average square foot selling price of $142.
Regular (Non-Bank Owned/Non-Short Sale) properties - 36 total sales at an average square foot selling price of $159.

Via Fiori, El Dorado Hills, CA - Contrary to what you might hear, things are always busy in the real estate world, no matter the market. Though we may not be closing as many deals, most of us are having to work twice as hard for the deals we do close especially this El Dorado Hills Realtor! Touring homes is something I am a huge believer in, however, and I haven't gotten a chance to write about them but I am seeing many incredible homes coming on our market all the time.  This incredible Mediterranean view home in the Villa Doro neighborhood  that I saw on last week's Realtor tour is just one of them and ..... Wowwww! I can't say enough about it but here are some highlights:
