Spring Has Sprung

 This week the flowers and leaves where really starting to bloom, but last night after a good rain I woke up to my beautiful very green yard.

 As a result I decided I am going to go out to both my listings this week and re- take the exterior pictures of the houses. When I re-enter them into the MLS it is going to refresh the listing and hopefully prompt some new and fruitful showings.

 The number of showings at my listings have also increased, it was amazing to me, as soon as it turned the month of April, literally, the number of showings increased substantially.

We are Flipping Again

Its official we are under contract with our next flip property.

We are thrilled with our new property. As we go through all the steps I will update and supply pictures of the property. Last Sunday Tom and I made our final visit to the property before writing an offer to measure it, doing a inspection in the attic and in the crawl space. We also visited Home Depot to price the items that we will need to replace or repair. We wrote a competitive offer and submitted it to the listing agent. On Wednesday we got the good news- They accepted our offer!!

 This coming week we will be requesting that the electricity be turned on we will be having our Well and Septic inspections. We will be finding out whether we will be using the Lenders Attorney or our own choice for an Attorney. And making our time line for repairs.

My next update will be on the results of the inspections.


Confession I am a workaholic

DeskI admit it I am always working. This morning the first thing I thought about was -what am I going to blog about today? As I let my mind wander I listened to the sound of the birds outside. What a wonderful sound! I then made my way downstairs to let my doggies out and heard the sound of our fountain outside. I have decided that even though I really enjoy my work and the challenges it brings that I need to take some time out of my day to enjoy the other things I enjoy like going for a walk or just spending time with my husband sitting in our screen porch drinking a glass a wine. With my personality I need to concentrate hard on living in the moment and not forever planning for an hour day or week from now. Do you agree? How do you live in the moment?

Focus on Friends and Clients

After selling real estate for years I have decided that the hardest thing for me is getting my message across. My message is simple, I care about you and I won't sell you just anything, I will find you the house that you will love and I will take care of you. For sellers I will work every single day to get your house sold and work to make sure that you make the most money in the transaction. Every realtor has the same message, but do they follow through with that message.. I want to scream, I Do!!

What I know is that I can scream all I want to people that don't know me, but it won't do any good. I focus on my friends and clients who know that I care, that I watch out for you and I make sure that your transactions are smooth and organized and that you make the most money. I don't need to scream, I just need to stay in touch and involved.

Real Estate Technology

Instant Client Contract (edit/delete)

Last night I was up at 12:oo updating my website and got an email concerning one of my listings. I was able to email ( his preferred method of contact) him back right away and open the lines of communication.

 As technology is changing real estate agents are required to contact clients and potential clients much faster than ever before. As an agent with Coldwell Banker our listings are going out to more website which only increases the number of times our listings can be viewed and the various ways a client can reach out to you.

Because I enjoy technology and try to be up on the latest and greatest I find it easy to be in touch but I do know agents that are not interested in learning about what they can do to provide more information and get things done faster. Their comment has always been a "I prefer personal interaction with my clients". I say you can have that too.. but faster. Our clients are demanding new ways of getting in touch with us at all times of the day and if you can't provide that, well in a very short period of time you will be out of business.

My suggestion is attend classes, read, sit with an agent in your office that already is in-tune with technology and learn how it can only enhance your business.

Falls Lake Water Levels

Falls Lake is Full?

On the front page of today's issue of  News and Observer it states that Raleigh has gone back to Stage 1 water restrictions Which relaxes the Stage 2 restrictions imposed earlier in year. Stage 1 restrictions allow for only limited yard watering, car washing and home pressure washing only on weekends plus low flow water devices. Falls Lake is Raleigh's main water source and the 5.5 inches of rain we have helped ease the water restrictions.  Not mentioned in the article was the fact that the Corps of Engineers also decided to cut the release of the water from the lake in half.

When I drive from Wake Forest every day to Raleigh I pass through Falls Lake, at times it was incredibly disturbing how low the water levels are. I worry that with the ease of the restrictions that people will give people the thumbs up to over use water again. I also question whether the lifting of the restrictions is a result of municipalities such as Wake Forest to question whether they will fill community pools. I feel that at this point we are premature in lifting the restrictions.  What do you think?

Marti Gras Party!!

Party with Joe and Laura!!

My husband Tom and I were lucky to be invited for the second year  to our friends Joe and Laura's Crawfish Boil/Marti Gras Party. What fun we had!  Lucky friends, family and neighbors were all invited to come and enjoy friendship, food, drink and conversation. While we know many of the people there, there is always a new friend added to a mix. Because Joe and Laura have a mix of types of friends it is always fun to see who will be added to the guest list and what they will bring to the mix.

Now let me tell you about the food!  They ordered Crawfish from Louisiana and had them shipped Fed Ex arriving alive and fresh to be cooked for the enjoyment of the party goers. Joe cooked the crawfish along with shrimp, potatoes and corn and when they were done Laura spread it all on the table for everyone to enjoy!! What did we have to drink you ask? My favorite is Laura's Hurricanes- I have to consciously pace myself because I could easily drink a couple without feeling the affects right away.. but once the alcohol kicks in watch out. It was soooo good!!

I can't wait for next year, maybe if you get to know Joe and Laura too I will see you there. Look for me at the head to the table

Listening to NPR- Carbon Foot Print

I was on my way into work the other day and instead of listening to music I turned on NPR. There was a program on reducing your carbon footprint.  A lady and her daughter moved from her house in the suburbs to a community in downtown Atlanta. In the process she had to downsize her belongings, reduced her commute time, her daughters time in day care and her utilities. It sounded great!! But.. as a Realtor I thought to myself, if she is currently renting her loft apartment (loft apartment.. cool) what about the money she is throwing out the window by renting instead of owning. They were clear to say that she could not afford to buy in the city. With everything considered is she really saving money? Helping the environment yes... but is she really saving money?

Wakefield's Milton's Pizza

My husband Tom daughter Tara and I just finished dinner at Milton's Pizza at the Wakefield location. It was very good. It is a place where we can all get what we want. Mother Nature needs our help. Join other volunteers to pick up trash along the banks for the river, on islands and around bridges. “Clean up stations will be located at canoe launch sites between Falls Dam and Smithfield Commons” Paddlers should arrive at 8 am and foot cleaners should arrive at 9 am. Wake Forest Holding Park Pool Remains Closed for Summer

Wake Forest Board of Commissioners and Parks and Recreation Director Susan Simpson have agreed to suspend the operations of town pool. Why? The Raleigh Stage 2 water restrictions would prevent the filling of the pool, although Raleigh is considering going back to Stage 1 water restrictions to allow for summer pool use. Holding Park pool loses about one to one and a half inches of water daily which totals 5,900 gallons of water. The 5,900 gallons of water is wasted water which could sustain 1,652 households for one day.

Technology for your Home

  High Tech Products for the Home

 I am all about technology. Anything that helps me do my work faster, more efficient while making my life easier is something I want!! In this blog I want to tell you about some great products for your home that I read about.

The Watchdog Robot is 18 inches high, you can control its movements and through a website so you can see what is going on at home. It snaps pictures, records videos with sound so you can see and hear everything online. This would come in handy when my teenagers are at home and I am having to monitor their activities from my office. The only thing that would be better if I could speak through the Watchdog to tell them to clean up their dishes and take their feet off the coffee table

I am going to buy the two part wireless thermometer for the grill or oven. It will beep or speak to you when the food is done. Gone are the days of putting something on the grill and over cooking or under cooking something!!

 Once we the drought is over there is a Weather Sensitive Sprinkler System on the market that will adjust its watering according to the weather. It will increase the watering on hot and dry days and shut it down on rainy days.

Buying Real Estate at Auction:

 Buying real estate at auction may seem to be cut and dry but here are some important steps your must take before attending the auction.

  •  First inspect the property- Make a through inspection of the entire property. If you don’t feel confident that you would catch everything hire a licensed Home Inspector that can also give you a idea of what the cost of the repairs may be.
  • Review all documents- There may be disclosure documents, surveys and the like available to you to review prior to the auction, make sure that you go through all the documents and ask any questions you may have.
  • Review the title search
  • Be clear on the terms and conditions of the sale and get a copy of the purchase agreement to review. If you are unsure about what will be required of you, contact an attorney to also review the documents.
  • Arrange financing with a lender
  • Analyze all the comparable properties in the area. Analyzing these properties will make sure that you don’t overpay for the property.

New Leash on Life North Carolina Dog Rescue

New Leash on Life Dog Rescue is a wonderful organization! We first found New Leash on Life when we found a litter of puppies and their mother living in the woods behind our house.  We called New Leash and they immediately took our puppies into their program and before we knew it they had been adopted. Wake Forest Rolesville Marching Band 5K Race
