Good Deals Lure Foreign Home Buyers

International real estate purchases in the U.S. continue to be a significant share of business for many real estate professionals, according to the 2008 National Association of Realtors® Profile of International Home Buying Activity.

This new research indicates that international buying activity in the U.S. is widespread. NAR estimates that between 150,000 and 190,000 homes were sold to foreign nationals from May 2007 to May 2008. Recent foreign buyers purchased properties in every state and the District of Columbia. The most popular states where international buyers purchased homes are Florida, California and Texas. Arizona, New York, Washington and Nevada were also popular.

The typical international buyer purchased a single-family vacation home costing $297,400. Four in 10 paid for their U.S. property with cash, compared with 7 percent for all domestic buyers. The typical international owner stayed at his or her U.S. property for 2.6 months during the year, according to the NAR findings.

Foreign exchange rates have helped make U.S. homes more affordable for international buyers. The euro, for example, has strengthened 24 percent versus the U.S. dollar over the past two years. Home prices are also now more affordable in places such as Florida and Arizona, contributing to those states’ popularity among foreign buyers.

“Many international buyers recognize that real estate is an excellent investment and are drawn today by abundant inventory, low interest rates and a softer dollar. These conditions allow them to own their own a piece of the American dream,” Gaylord said.

International buyers are distinct from domestic buyers. International buyers tend to purchase more expensive properties, which cost an average of 36 percent more than the typical domestic buyer’s home purchase. In fact, more than 14 percent of properties sold to international buyers sold in excess of $750,000. Foreign buyers also show a greater preference for condos and townhouses compared to domestic buyers.

People from North America, Europe and Asia accounted for more than 85 percent of recent foreign home buying transactions. The top six countries of origin for foreign home buyers, in rank order, were Canada, the United Kingdom, Mexico, China, India and Germany. This year, Canada replaced Mexico as the country with the largest share of foreign buyers in the U.S. The percentage of Canadian buyers doubled from last year, from 11 percent to 23.5 percent.

“This survey confirms a pattern that we have observed for some years in Florida and other markets that are attracting buyers from overseas,” said Tony Macaluso, 2008 chair of NAR’s international business group. “This latest research enhances our understanding of this audience and provides insight for the increasing number of REALTORS® with international clients.”

Of the REALTORS® surveyed, 26 percent served international clients in the past year and about half of those clients ended up purchasing a home. The primary reasons some clients did not eventually buy a house were home price concerns, immigration laws, and property taxes. “If visa regulations that favor longer stays for overseas buyers such as retirees from abroad were in place, these sales levels would be even higher,” Macaluso said.

REALTORS® who have sold homes to international clients reported that their transactions with these clients accounted for about 16 percent of their entire business. For about 8 percent of Realtors® who work with foreign buyers, more than half of their transactions were international sales.

The 2008 NAR Profile of International Home Buying Activity is based on responses from approximately 4,000 REALTORS® who serve foreign buyers. It describes international home buying activity in the U.S. over the 12-month period from May 2007 to May 2008 and updates information from the 2007 survey.

Brief History of Coconut Grove - ENTER HOME PAGE

The earliest settlers of Coconut Grove were the Pent and Frow families. In the 1830's both families were lighthouse keepers at Cape Florida and homesteaders in what is now Coconut Grove.

Another settler of that era was Edmund D. Beasley who homesteaded 160 acres bay front property. In 1873, after Beasley's death, his widow rented their home to Dr. Horace P. Porter. He lived there for only a year but during that time established a post office that he named "Cocoanut Grove." When Porter left the area, the post office was closed, but years later it was reopened using the same name.

He persuaded his brother Charles, then owner of a wholesale meat business in London, to join him. Charles Peacock, his wife Isabella and their three sons eventually settled in Coconut Grove and in 1882 opened the Bay View House, later called the Peacock Inn, the first hotel in the area. The Peacock Inn attracted all kinds of visitors including scientists, authors, and nobility, many of whom remained to make Coconut Grove their permanent home. Among the settlers were yacht designer and wrecker Ralph Munroe whose home, The Barnacle, is now a state historic site; homesteader Flora McFarlane, Coconut Grove's first schoolteacher and founder of the Housekeeper's Club (now The Woman's Club of Coconut Grove); and author Kirk Munroe.

The fledgling community grew and prospered, and by the early years of the 20th century, a school, library, Sunday school, chapel, and yacht club were built. Attracted by the climate, wealthy Northerners, such as James and William Deering and William Jennings Bryan made Coconut Grove their winter home. In 1925, the City of Miami annexed Coconut Grove, but it continued to retain its own identity.

As the population of South Florida mushroomed, Coconut Grove Real Estate continues to grow.

Grove Art

Coconut Grove, with its verdant landscape, serene bay front setting, and casual ambiance has always attracted artists. In the 1950's, artists from all over the US and as far away as Europe, settled in Coconut Grove and established studios. The Grove soon became known as an artists colony, and it was not unusual to see artists setting up their easels on the sidewalks and painting the local scene. By the 1960's there were many thriving art galleries as well as Grove House, an artists' co-op. In 1963, the Coconut Grove Arts Festival, now recognized as one of the leading arts festivals in the country, was established. Rising real estate prices in the 1980's and 1990's caused most of the galleries to close, but the artists have remained. In 1998, local artists formed The One Ear Society, a group that holds juried exhibits in donated spaces.

While much of the "old Grove" has disappeared, it is still possible to get a glimpse of what life was like in the past by visiting Villa Vizcaya, The Barnacle, and The Kampong, three vastly different Coconut Grove homes.

About Atlantis Condo Brickell Miami: Residents of a landmark Brickell Avenue condominium plan to appeal to the Miami City Commission in a last-ditch attempt to halt construction of a high-density rental apartment building next door. Fans of the well-known Atlantis condo building are among those opposing the Brickell Bay Village Development, one of whose principals is Michael Baumann. The lot was the site of a low-rise, 150-unit rental community called Brickell Bay Village Apartments, the same name proposed for the new project. The new plans won approval from the commission in December and called for a 421-unit rental building with 632 parking spaces on a bay front lot at 2101-5 Brickell Ave. The design has since been modified to 359 units with 510 parking spaces. The property is immediately to the south of The Atlantis on Brickell, a condo designed by Arquitectonica that enjoyed international exposure as a permanent feature in the opening credit sequence for the TV series Miami Vice. Residents of The Atlantis have protested the Brickell Bay Village Apartment project from its inception, claiming its bulk will block the public's view of their well-known building and its design is not in keeping with neighborhood standards. Tucker Gibbs, attorney for the Atlantis condo residents, said the appeal is based on a provision in the city's major use special permit regulations that stipulates a project must have no potentially adverse affect on the surrounding neighborhood.

Several waves of immigration established Coconut Grove, the first in 1825, when the Cape Florida lighthouse went into operation and was manned by John Dubose. The post office was established in 1873, around the same time that the area saw an influx of Americans from the Northeastern US, as well as British immigrants. Coconut Grove's first black settlement, in the 1880s, was established by Bahamian craftsmen and sailors and their families. The first hotel on the south Florida mainland was located in Coconut Grove.
