November San TAn Ranch Board Meeting

The November 8 meeting failed due to an absence of too many Board Members. The meeting was held tonight, November 19, with assurance that a quorum would attend. The primary concern was the need to resolve the 2008 budget. A budget was approved with 4 yeas and 1 nay at a level that will require a quarterly HOA fee of $109.00, an increase of $4.00. This is only the 2nd increase since January, 2005, and unfortunately reflects the difficult economic times we are all facing with increases in most basic expenses.
It is regrettable that only one other homeowner besides myself was present for the meeting discussion regarding the budget.

IMPORTANT ANNUAL MEETING!

One time per year we are asked to attend the San Tan Ranch Homeowner Association Annual Meeting. This year the meeting is August 9, 2007. Very few attended last year except to pop in for dinner.
You could help by making sure YOUR voice is heard at this years meeting by being there, or as a minimum, return the form coming to you by mail on or about July 28. It is a "ballot" for you to select board members for the coming year.
But, you don't have to vote! If you don't know the candidates and don't wish to vote, just sign and return the "ballot". NO ONE WILL CAST YOUR VOTE FOR YOU! But, you will count toward the "quorum" required for the annual meeting to be official!
Last year, no quorum, no official meeting, more cost to our Ranch addressing the problem. Help out the Ranch, send in your ballot by August 9, 2007, signed, with or without votes! You will count toward the quorum.
If you run late, CALL ME and I will pick it up, but I CAN'T CARRY FILLED OUT BALLOTS to the meeting that have votes on them! Just sign the blank ballot and seal them in an envelope without votes and they will get there on time!
You will be saving the Ranch (AND YOU) money and time by this little favor. For this, we THANK YOU!

MAY BOARD MEETING

GOT TO THE MEETING MAY 10 - BEEN GETTING THERE PRETTY REGULARLY AS I AM NOW A MEMBER OF A COMMITTEE AND NEED TO KEEP UP ON THINGS. HOMEOWNER TURNOUT OF 6-8 FOLKS (OUT OF 1800 HOMES) IS LARGE COMPARED TO SOME MEETINGS. ONE OWNER VOICED THE VIEW THAT BEING IN THE HOA JUST MEANS PAYING MONTHLY AND PAYING FINES? I WONDER IF THAT VIEW IS VERY WIDESPREAD? I SURELY HOPE NOT, GIVEN THE PROGRESS I'VE SEEN SINCE LIVING HERE. PERFECT, NO, BUT ITS A FAR CRY BETTER THAN MANY I HAVE SEEN AS A REALTOR THAT GETS TO MANY SUBDIVISIONS. AND IF YOU WANT A SENSE OF LIVING WITHOUT AN HOA, VISIT SOME OF THE COUNTY ISLANDS THAT EXIST IN GILBERT AND CHANDLER. JUST DRIVE UP HIGLEY AND LOOK TO YOUR RIGHT JUST AFTER CROSSING THE 202 AND YOU GET A TASTE OF HOW BAD IT CAN GET.
ONE OF THE BIGGEST CONCERNS SAN TAN RANCH CURRENTLY FACES IS VANDALISM. YOU WOULD NOT BELIEVE SOME OF THE DAMAGE TO OUR PARKS AND FACILITIES THE MANAGEMENT COMPANY IS CURRENTLY DEALING WITH. AS HOMEOWNERS, WE NEED TO ENSURE THAT OUR YOUNG PEOPLE ARE NOT MEMBERS OF THE GROUPS RESPONSIBLE - THERE WILL BE MORE ATTENTION GIVEN TO IDENTIFYING THE WRONGDOERS AND IT CAN'T COME SOON ENOUGH.
I ENCOURAGE ALL TO BEGIN ATENDING THE MONTHLY BOARD MEETINGS TO GET A TASTE OF OUR COMMUNITY, GOOD AND BAD, ON THE SECOND THURSDAY OF EACH MONTH AT 6:30PM. HOMEOWNERS HAVE THE 1ST 30 MINUTES TO ASK QUESTIONS AND VOICE CONCERNS. PLEASE JOIN US.

Board Meeting

Attended the Board Meeting 11/9 - interesting how few of the 1803 homeowners attend! This is how we get things we aren't pleased with changed and how we make our wishes known regarding new items needing attention. As an example, the Board has taken positive action to repair and "dress up" the San Tan Borders along Pecos, Higley and Germann and to restore the walking path along Germann. Vision, our management company, reports that our image along these streets is the number 1 complaint received by their office. Remember, 2nd Thurs of each month at Higley High Library
