Seattle Real Estate Neighborhoods: Wallingford Townhouse 2008 Market

Here is the Seattle real estate market data for townhouses in Wallingford (the 2008 real estate market in Seattle compiled by me from my search of the NWMLS information):

I searched the MLS on townhouse style only in the residential stats and did not limit it to new construction townhouses as there are always a lot of good resales out there, too.

The overall Wallingford townhouse market is very appealing. The bedroom count ranges from 2 to 3 with a bath range of 1.5 to 3.5 and square footage range of 1017 to 2176.  List prices range from $379,950 to $729,500 and sale prices range from $415,000 to $445,000 for the two that have closed.  SP/LP ranges from 99.06% to 99.22% for the two sales.  The average list price in Wallingford for a townhouse is $537,973 and average days on market is 67.

It is interesting to note that out of the 22 properties in Wallingford looked at, only 4 of the townhouses are resales and those are all four built after 2000.  The Wallingford townhouses available offer a wide array of amenities and seem to be a good option for a Seattle buyer looking at this neighborhood.  I love that there are Built Green townhouses in this neighborhood and the finish work seems to be some of the best I am seeing out there in some cases. Wallingford is one of those wonderful neighborhoods that is always going to be in high demand because it does have so much to offer!

Seattle Real Estate: Remodeling Bargains and finds from Habitat's Surplus.....

seattle real estateSeattle real estate remodelers:  Habitat For Humanity in Seattle has opened up a retail outlet to sell NEW materials at a savings of 50% or more to the public!!! Home improvement just got cheaper!  Habitat opened up this outlet to sell their surplus as a a way to add funds to their program.  With the cost of land and building supplies rising, the organization is looking at alternatives ways to raise funds and help provide housing.

Included new cheap home improvement items are appliances, counters, electrical materials, lumber, cabinetry, windows, doors, roofing, flooring, plumbing, furniture, hardware, paint, lighting, wallboard, etc. - pretty much anything you would need in a remodel!
