Seattle Suburbs Real Estate: Moving to Brier WA

Feb. 28, 2008
Categorized in: Seattle Suburbs Real Estate

Seattle Suburb: Discovering Brier, Washington and why you want to own real estate in Brier!

You haven't heard of Brier?????  Brier WA is an amazing Seattle suburb to live and work.. Here are some of the reasons why Brier is hot:

Where do you commute to work?  North or South or East or West - Transit is close and it doesn't matter!

Brier, Washington is nestled in South Snohomish County just north of Seattle in a little elbow between both I-5 and I-405.  It is the very perfect commuter's paradise with at least three major Transit Park and Rides close by in  Mountlake Terrace, Canyon Park in Bothell, and at least two in Lynnwood.  A homeowner in Brier WA can easily commute to Seattle, Everett, or the Eastside like Bellevue and Kirkland.

Where do you want to shop or eat? They are all here!

Brier, Wa is right next to major shopping at Alderwood Mall, plus many other huge shopping centers on the way. Some of the many stores include JJill, Williams-Sonoma, Pottery Barn, Nordstrom, Macy's, Old Navy, Babies R US, Bed Bath & Beyond, Linen & Things, Target, Chico's, Gap & Gap Kids, Gymboree, Michael's, Marshall's, and more!  There are at least three movie theatres close by and tons of restaurants in nearby Lynnwood and Mountlake Terrace - PF Changs, Sorelli's Pizza, Romio's, Chad and Vicky's Espresso, Olive Garden, etc. to name a few.

Where do you want to play? Inside or outside? How about both?

Brier is at the North end of Lake Washington and there is at least one boat launch nearby in Kenmore.  The Cascades are just North via Highway 2 where you can snow ski or head over to Leavenworth or further east.  Canada is right up I-5 after you pass shopping outlets and casinos on the way.  Want to go to the beach?  It is close! Fishing?  Nearby, too!  Want to head to the Islands?  Head over to nearby Edmonds and jump on a ferry to Kingston and then keep driving...It's all close by!

Or...stick around town and check out all of Brier's awesome parks and facilities.  The streets are wide and there is room to play.

If you are interested in checking out some of the current Brier, Washington real estate, please feel free to search the MLS listings on my site or send me an email - I love talking about Brier, Wa and all it has to offer!

Seattle Real Estate Neighborhoods: Wallingford Townhouse 2008 Market

Feb. 28, 2008
Categorized in: Seattle Neighborhoods

Here is the Seattle real estate market data for townhouses in Wallingford (the 2008 real estate market in Seattle compiled by me from my search of the NWMLS information):

I searched the MLS on townhouse style only in the residential stats and did not limit it to new construction townhouses as there are always a lot of good resales out there, too.

22 Total Wallingford Townhomes

15 Active

2 Subject to Inspection

3 Pending

2 Sold in 2008 so far!

The overall Wallingford townhouse market is very appealing. The bedroom count ranges from 2 to 3 with a bath range of 1.5 to 3.5 and square footage range of 1017 to 2176.  List prices range from $379,950 to $729,500 and sale prices range from $415,000 to $445,000 for the two that have closed.  SP/LP ranges from 99.06% to 99.22% for the two sales.  The average list price in Wallingford for a townhouse is $537,973 and average days on market is 67.

It is interesting to note that out of the 22 properties in Wallingford looked at, only 4 of the townhouses are resales and those are all four built after 2000.  The Wallingford townhouses available offer a wide array of amenities and seem to be a good option for a Seattle buyer looking at this neighborhood.  I love that there are Built Green townhouses in this neighborhood and the finish work seems to be some of the best I am seeing out there in some cases. Wallingford is one of those wonderful neighborhoods that is always going to be in high demand because it does have so much to offer!
