When working Expired Leads, do you work cancelled and withdrawns as well? Any agency relationship issues with that? What if agent puts in remarks that owner does not want to be contacted? A lot of agents go in and replace owner phone info with their own so there's no contact info. RedX usually has that info, though, and indicates whether they are on the DNC list. Appreciate the input.

I usually never go after withdrawn or cancelled (TOM) listings. I have found over the years that there is usually a pretty valid reason the property has been pulled; illness, death, new baby, etc. I work expireds on a daily basis, but leave the others even though sometimes it is real tempting when it looks like a good listing.

I work expired listings anf have very good luck with them, but you can expect sometimes up to 3 months later that you will hear from them. I have not realy work withdrawn as much, normally withdrawn in this area means someone has transferred to another company

Patricia,

The RedX is a service that sorts thru Expireds (and FSBO's if you subscribe) and gives you all the pertinent info. They're at www.theredx.com. It's $59 a month. I wasn't sure it would be worth it, but there is no contract, so I figured it would be worth a try. It's great. They give you all the owner info, phone numbers (whether they're on the DNC list), owner-occupied, etc., etc.. Re: phone numbers, they also let you know when the phone number listed is the same as the agent number. They compare actives to see if any of the expireds have been relisted. All kinds of helpful info. You do a search on your MLS and import it to RedX. It's really easy and a great time-saver. At first I thought, "Well, I can just check the MLS myself," but in the end this is a huge timesaver. Worth it to me, but, of course, it's an individual choice.

There is a set-up fee of $150, I think. I know if you are associated with some vendors, you can get the fee waived. The one I used was Todd Bates at www.UndergroundCoachingClub.com. You have to sign up for a membership, but the first 30 days with him are free, so no cost there to join and cancel within 30 days if you want. You may find some helpful information there, but if not, you can at least download the form for RedX and get the set-up fee waived. You may even get the first month free with that form. I can't remember. At least that way you really are out no money if you decide it's not for you.

Maybe some other RealTalkers out there know of other vendors you can associate with to get the set-up fee waived where you won't need to subscribe to a service. I know there are plenty out there.
