Can anyone give some advise and information on the CDPE designation. I have been getting emails from the Harris Real Estate University and they charge $97 dollars per month with a minimum 12 month commitment. I also get emails from Alex Charfen, also a CDPE educator. I don't have a lot of education in short sales and REO's and I am trying to decide what to do....

I don't know anything about the Harris Real Estate University but I took the CDPE seminar from Alex. I was lucky to take the 3 day seminar offered to Star Power. I have several designations but I have to say this is by far the best seminar that I have been to in years. It was worth every penny!! Short sales are a major part of the market here in the Phoenix market. Everything from the forms they provide to the monthly calls are packed with information you can use every day, and they are always available to answer any issues that come up - just a e-mail away. You are working with people that are doing short sales every day and keep all of us up on the issues and solutions.

I found the two day program, the printed materials and Alex Charfen as an instructor to be very valuable. I had been avoiding short sales simply because I do not like navigating outside of my knowledge base. Two days and I felt very empowered and feel that I can make a difference and help families avoid foreclosures. They covered the horrible homeowner stress, the necessary documentation, how to package it up and send it off and how to reach and talk with the right people at the mortgage company(s). They also covered ways to market your new found education to struggling homeowners. I recommend CDPE right up there with CRS, ABR, Eco-Broker and e-PRO.

I haven't taken the designation course so I can't comment there (I will say I've heard good things), but I have done dozens of short sales in the last few months and the thing people do need to realize is that a short sale is NOT the right answer for all. I'm in no way insinuating this or any other designation says that, but just to throw that out there... that there are some situations, and with some banks, and in some states, with the right (professional legal/accounting) guidance that foreclosure is a better option - believe it or not.

CDPE does not only support short sales as a seller's only option and does support alternative solutions.
One of the biggest obstacles to a successful short-sale will be how much the home has already declined in value. The lender will have an acceptable tolerance and if the devaluation plus the real estate fees exceed that tolerance, it will be best for the lender and the homeowner to foreclose. A foreclosures has permanent affects on the homeowner. A short sale is far less damaging and the homeowner can become a property owner again.
