Pierre, there are companies that do this of course, but you are in CA I think right? Note that CAR has new requirements for any company that does this kind of work i.e. E & O, etc. LandAmerica has a division that does this if you have LandAmerica / Commonwealth Title companies down there. The best thing though might be to find an agent who does this and work with a fellow agent. I do the negotiating side for a few other agents and its worked out well, but you have to trust the person and know they have a successful track record. And on my side it works as I dont' have to do all the marketing and "client" stuff. I call the banks everyday for all my own deals to add another one is easy and I've had great success. SO is there an agent you know you can partner with?

I worry a lot about YOUR fiduciary to your client and that if this company fails on their behalf.. who's fault ? How will you be sure they are communicating accurate information at all times? How will you feel giving up complete control over the negotiation process and never knowing if you could've done better ? I admit I have a control issue and I couldn't help but be frustrated when I wasn't hearing news and information first hand myself from the banks. I also wasn't sure I was serving my clients well when they hired me, and I didn't even know the nuances of the dealings with the bank. But that may just be me.

Good luck and check with CAR on requirements before you hire anyone. P.S. Its not that hard to do, do you think someone can do it better? or is it just a time thing that you wouldn't do it yourself?

I'm not up on the California regs.  But, one of my clients in California works with The Short Sale Processor (TSSP.com) and seems pleased with their partnership.  Which is not to say that my clients are completely up-to-date on the regs, either.  :-)
