Does anyone out there know of a Lis Pendens research service for Broward County Florida. My county has a public records web site that lists LP filings. There were 267 new Foreclosure filings in my county just on Friday July 18. But the problem is it just shows you the LP paperwork filed and The name of the Plaintiff and Defendant. Not the address of the property or the Tax ID number. It does show the legal description.
Someone will probably have specific information for you but just in case...
Literally every county where there is a decent amount of foreclosure activity there will be one or more of these services. You can generally find them one of two ways. First, going down to the court house yourself. Ask the clerks if they know of anyone doing this as subscription. They usually do. If not, if you go a couple of days you may notice others there checking the latest records. Ask them if they have a service or are working for one.
Another place to be looking is your local real estate investment organization. They will almost always know where to find information and who is doing it. And it's not a bad idea to be joining that group anyway.
But such subscriptions are not cheap. They can easily be $100 plus for one county. Think of all the work involved and you will see why.
As for national subscription services...you are right, they are a joke most of the time. Old information, partial information, just plain wrong information. Typically you are lucky of they are correct 20-25% of the time. And you have to do all the homework to figure out the accuracy. Then you might as well do the research yourself.
