The following question was submitted to RealTown's Ask The Experts.

Joe Mullins asks,
"Seller has an offer to sell home to a VA Loan buyer, buyer is asking for all closing costs, up to $5000, offer is $155,000, list is $159,500. What is the counter wording, from the seller, to have the amount include everything, and not be surprised at closing?"

Suggest wording as follows:
 
Seller to provide a maximum of $XXXX to be used at Buyer Discretion for Closing Costs, Escrows, or Discount Points.
 
NOTE: As Agent for Seller - I would let the Buyer Agent figure out if the $XXXX your Seller agrees to will cover all of Buyer Costs.

Seller to provide a maximum of $XXXX to be used at Buyer Discretion for Settlement Charges.
 
NOTE: As Agent for Seller - I would let the Buyer Agent figure out if the $XXXX your Seller agrees to will cover all of Buyer Costs.  All charges on the buyers side are in fact settlement charges so I do not need to get into a Pis*ing match with the sellers agent  or title company about what is a closing cost, points, etc.
