SInce coming to REALTALK I have seen several RTers say Real Estate is Local.

Foreclosures have to go through your respective Clerk of Courts.

Do they have a a web site?

Can it be searched? I would stay away from all the foreclosure paid sites as their information is often dated (stale).

Foreclosures in DuPage county can be found on their website. However, you have to know that you're looking for the Sheriff's department as that's who has jurisdiction.

If you're trying to find owners in foreclosure, I haven't found an up to date site because it really is local.  There are local lists that I can buy that are compiled from the NOD's.  There may be something like that in your area as well or you can check out the local legal papers that post the NOD's.

Our local title company emails me the list every week of NOD's for that week.  Also Northwest Trustee Services does 75% of the foreclosures in Oregon and they have their own web site.  You really need to get the information as locally as possible to get the most accurate information.

There are some, but you can never really tell if they are still available.  I have a foreclosure tab on my web site that has many of the major companies,  you can just go to them directly and search for your city.  I do this allot and get info that way, and I check them out.  emailforeclosure.com is pretty good about keeping their site up to date.  Some of the others you have to pay and are not worth while.

Go into your county court house records - sheriff department or clerk of courts - foreclosures.  Some foreclosure listings have the ability to get postponed due to various reasons.  Need to check them out - sometimes by actually visiting the property and talking with the sellers.

Visiting the County Recorder's office or Sheriff's Department are great, but time-consuming ways of tracking Notices of Default and Notices of Trustee Sales. Local newspapers are also an alternative for tracking properties scheduled for Auction (NTS), but for Realtors and investors in California, ForeclosureRadar provides a comprehensive, searchable database of all properties in foreclosure across the state.

In addition to being able to search properties in preforeclosure (Notice of Default), ForeclosureRadar also tracks Notices of Trustee sales, as they are filed, and provides auction dates and times, opening bids, value and equity information, Lender and Trustee details as well as daily auction results.
