Bill Travis says: We cannot ethically choose to show a home based on the amount of commission offered by the seller agent. That is a disservice to our buyer client.
However, if the minimum buyer side commission an agent will work for is 3%, or 4%, or X dollars, then that amount should be specified in the Buyer-Broker Agreement.
Bill Travis says: Now if the agent sees a listing that is less than the minimum fee, s/he should inform the buyer that (as a hypothetical example) the seller agent has agreed to pay the buyers agent only a 2% commission. Our buyer broker agreement specifies that you will pay me 4%. For this property the seller agent will pay me 2% and you, the buyer, will be responsible for paying me the additional 2%. Do you still wish to see this property?
Jim Bourgoin asks Bill: What do you do when the Buyer is a Veteran and he is going to use his VA entitlement for financing? The Veterans Administration mandates that the veteran can not pay a buyer agent his fee.
