 "Buyer Agent Bonus " Need help producing the form

Hi RT'ers,
 
My sellers are thinking about offering a bonus to the
buyer agent and I wanted to use a “standard form” (if
possible) but I haven’t used one in the past. Will
someone please help me out? Do you use a stock form
with your agency?

The Houston MLS has a space for each co-op offer: Buyer agent x% Sub Agent x% Bonus $$$ or %.  Since it is part of the MLS offer, it is there for all members to see.  We cannot put conditions on the bonus such as "x$$ bonus for full price offer". That is considered a conditional coop offer and is an MLS violation for us.

This is exactly what it takes to understand what is really ethical and straight forward regarding any fees or suggestions that an owner may be willing to offer through any agency relationship or representation.  This is why I suggested early make it unconditional in the compensation offered through Agency Relationship?    This is exactly why we have so many problems in our industry.  We fail to read and comprehend our own rules and regs.  Then we drag our clients or customers through the land minds of nonsense.  Tom Nailed it with the following statement.  Thank you Tom for your clear thinking mind I wished there were more of you:

Unfortunately when complaints like this surface, it all gets washed under the rug and nobody does anything about it.  Just like Unethical Kick-Back fees charged by Listing Agents Paid by willing Selling Agents through the Commission offered.  It plainly states in our by laws if people are willing to read it.  A selling broker is not OBLIGATED to pay back in the form of a gratuity, tip or any other favor to the listing broker for bringing a buyer to an acceptable agreement between the parties.  But it's been going on for umpteen years, because the Good Ole' Boys  down at the Country Bumpkin believe otherwise.  But we all do it.
 
ACCEPT ME!  I must be that one self-righteous soul who decided to READ and COMPREHEND our by-laws.  When I pay a Licensee to bring my seller what my seller wants I pay the highest commission in the area.  Why, because I train my Sellers to buy off the willing accomplice to meet our objectives the AGENT.  And those BAs fall all overthemselves convincing their clients that I got the best deal in town.  Gee, and that was from a BA who was representing who?  Amazing how money can fuzzy up the relationships!  Especially when the BA never told their client they are paying for it all along. But that's the way the cookie crumbles sometime.  So enough for Representation, does anybody got a buyer for my listings.  My seller's are ready willing and able to spend your buyers proceeds if thats what we all want to call it.  The buyer's money is spendable the last time I checked, I just can't figure out how to get them to comply unless I pursuade a willing accomplise through the real MEAT!  This is where the Money Talks and the rest Walk, or something like that.

Instead of giving a dollar amount, why not up the commission?
For example, from 3% to 3.5%
