 Photos of New, Incomplete Construction

Recently, I put a new listing on my new website. It is new construction and I got the listing as the outside had just been finished but the inside had almost nothing completed yet. I put up only one picture of the outside. I got e-mail from several visitors ranging from kind, helpful advice about the need for multiple photos to insults accusing me of being lazy for not taking more pictures.
This raises the question, “Should I have taken interior photos of plumbing, electrical and bare studs (now, now ladies, I mean 2x4’s)?” What should I do next time? I’ll be getting new listings with this same builder and others hopefully.
It is a very nice house and the interior was just completed last week. As soon as the interior was complete I took many digital photos and posted 14 nice ones at my site. Those who were kind enough to visit my site when there was only one photo, please return and see the 14 new ones. Note the landscaping is not yet complete but I will update those photos when the lawn is complete.

Bill,

I also work with new construction. I have found it helpful to post a message in agent comments that additional pictures will be coming. I have posted pictures at different stages sheetrock etc occasionally. You would think that agents would be able to look at date of completion and realize rationale of few photos. I have to remind myself with this new age of internet that a lot of potential buyers are also looking so.... I hope to come up with a helpful  educational way to capture their interest by description   of property. I would welcome any other suggestions you have!

While it’s still under construction, you can take a photo of 2x4s, and put on your website an honest phrase such as “the home is now under construction.”

Can you go into another home and take pictures of the finished product.. and then put those photos on your website, along with an honest phrase such as “these are photos of another home with the same builder, to give some idea of what the inside will look like. When the inside of this house is finished, I will put those photos on my website.”

These are some thoughts off the top of my head.

I dont think the interior shots of studs, plumbing, etc. would be helpful. I would include pictures of the mini plans including the front elevation (and rear if available) and interior layouts of each level. That should suffice until you have a completed home to take pictures of.

Today, I just happened to be checking on exactly what all the various MLS fines are here in Houston, because I get so infuriated everytime I do a BPO, and see different batch of poorly done MLS listings..... knowing that those Sellers are DEPENDING upon that agent to sell their property.... 
Our MLS has a "SideBar" tab, while looking at some listings, I clicked on the SideBar hoping to find one of those red-buttons Arizona has for reporting violations, well no, we don't have the red-button (yet)..... but I did come across some of the more impt rules & fines.... (didn't read the whole thing, just the highlights)
Regarding NewConstruction/Lots/etc....
Residential listings must have minimum of 6 unique photos (within 10 days of putting in the listing) and 1 minimum photo for an empty lot listing.  For a house started or about to be started, it must have the builders permit or approved plans before it can go in MLS. You can use artist renderings or photos of similar properties, but at least 1 photo must be an actual photo of the subject property.

I would have at least a dozen photos on any listing I ever take, no matter what....

Thanks Lindy! Here in the Dallas area we are limited to 10 photos in the MLS and that is what I have on this listing now that there is something to photgraph. At my personal website, of course, I can put as many as I want and picked the 14 best ones.

Lindy, I thought someone would comment on my poor attempt at humor with the photos of "bare studs" comment.

Thanks Trena, good suggestions. This is a custom builder so using pictures of other homes he has done are not as helpful as with a builder that builds houses that all look alike.

This build does excellant work but each home is very unique. Those who have not seen his work, go to my site and look. If you are not from Texas you'll be shocked at what a beautiful home you can puchase for $268,500.

Lisa Silva:  Photos of New, Incomplete construction:  I would not take photos of construction in progress for the simple reason that the site is usually not very neat and you need a hard hat to access construction sites.  I would be surprised if a builder lets you on site.  Now I think that builder might have a model and pictures of that should be allowable with a disclaimer that says this photo is of model # or model name..this same model is now under construction at ...address and will be available for occupancy at ...date. It would not be misrepresenting facts and would give would be buyers options on finishing touches:  carpet, fixtures, colors etc..they might even want to negotiate "upgrades".

ahhh, need a different audience for a bare studs joke....most of us Realtors don't give that term a second thought..... however, I do have an electronic stud-finder, and waving it around  in the air, while driving down the street, has yielded no results....

Consider including Elevations (front/rear), floorplan, list of specs/amentities, picture of lot or plat of area, community amentities...as construction progresses.... it can be updated. Depending on the community.... it may be more about lifestyle than a particular plan.   If there is an already constructed home.... perhaps you can get permission to take and use these pictures w/appropriate notes  (check MLS rules). I have seen a creative builder do a "virtual tour/video" which shows the construction process (before, during and after).... it holds most "buyer"s attention enough so they call or e-mail for more info. Additional insights can be gotten from someone in your office that is a Certified New Home Sales Professional (NAHB designation).  They have some excellent tips on marketing new vs resale homes.
