Hello all,
I have a question for the real talk community.  Over the last several years I have been using really nice durable metal directional signs.  Unfortunately, many have been taken.  I don't know what happens, but most of them are gone now.  I can't figure it out.  My latest experience has me baffled.  I have a new listing which is a cut through for two busy roads.  I had two signs posted on each intersection.  Practically the same day I put them out, they were gone.  My two thoughts are that people steal them for personal use like yard sale or something, may be a kid prank.  The other is that there may be there is a town ordinance that states that I cannot put up these signs.  I am not aware of this but if such a law exists does anyone know where I can direct my inquiry.  Also, should I completely stop using directional signs or invest in cheep cheesy ones I see around.  If so anyone have a recommendation for a vendor?  Thanks for input in advance.

Jane, Why don't you call city hall and find out if there is a sign ordinance? If the city picked up your signs, you may even be able to get them back if you call. If there's a sign ordinance it probably contains provisions for use of real estate directional signs. Besty Regards, Ed Hain

Check with the city building department.  They can tell you what the sign ordinance is.  If they took them, they might be in a storage facility.  Some cities might just through them away.  If the garbage company hasn't come yet, you might be able to get your signs back.

We have always had problems with directional signs being taken. Check with the City about the ordinances and also could it be a lawn maintenance company or county road crew that is mowing? My advice is to buy less expensive signs.

Jane wrote about directional signs stolen:  I have had the problem in deed restricted communities where signs are not to be displayed...forget about having an open house without signs to direct prospects to your open house.  In the community where I live there are several retirees who love picking up signs..their good deed for the day.  In addition the county has "volunteers" who pick up signs along main thouroughfares..Too many signs (even for a couple of hours) distract.  Marie Therese Van Kampen, Weichert Realtors Hometown, Port Richey FL

First thought… wow! You actually do open houses? They tend to give poor results in Phoenix.

 

Now to answer your question…

If your signs say “Home Team AdvantEdge Co” on them, they’re probably less likely to be stolen.

If they’re generic signs, and any FSBO or any REALTOR can use them, they’re probably more likely to be stolen.

 

Do other agents in your area who do open houses – do they get signs taken? They might know about city ordinance.

Jane,
First of all, more signs are stolen in May (drunk graduating teenagers) than any other month (my own stats, but feel free to quote me..).
2) Many DO get taken for use as FSBO or garage sales, and this is garage sale time.
3) Some get taken by competing Realtors. (No comment...)
4) In most cases, you have violated a city, township or subdivision rule. We have many subdivisions that do not allow signs (and they will NOT give them back to you when confiscated). We have city employees that drive around in little trucks and gather up a full load of Realtor and builder's signs every single day (and signs attached to telephone poles, etc.).
5) If you have not asked for permission from owner of the corner property, they may have taken them, even if it is on the easement part..... we get very territorial about land in front of our property...
6) Cheap plastic signs are okay in even the most expensive marinas, silly thing to be snobbish about....

People to Ask: City Hall, Mayor's Liason Ofcr, Prez of HOA, any NeighborhoodWatch Org, and people walking dogs, and best of all, children.

Try calling either your building or housing departments with the city.  They should know.

Where I work if they are to close to the county road
they will take them and they only hold for a short
time and then trash them. Call the city and the
county and ask if they have signs
