I apologize if I have responded in a "testy" manner to some of your posts.  But, you just do not understand that MY Assist 2 Sell franchise is NOTHING like those you describe.  It seems that I keep trying to defend something that your company's do not see.  I am unaware of A2S companies NOT presenting offers on their listings or "working" the transaction differently than a Re/Max or C21 agent.  We are as "full service" as you are.  Maybe other, copy cat companies behave this way, but we don't.
I have decided, since so many of you criticize Assist 2 Sell, to review your comments and see if there is any merit to it.  Maybe it is ME who is not seeing something.
Just this morning, I got a call from one of my listings who requested that I raise his ALREADY overpriced listing by 25K.  He also wanted me to REDUCE the "market rate" co-op in the MLS to the same "flat fee" we accept.
It is a heck of a lot more important to me to have good relationships with other Realtors in my community than to have this idiot listed.  We told him, "No", and offered to release him from his listing if he persisted.

Thanks for the apology to the RT community at large :>  As we all acknowledge, real estate is local and and all brokers are not the same whether they are in the same franchise or not. 

As I have stated in the past, I have no issue with any business model as long as they follow the COE and appropriate state and license laws.  IMVHO, if I am doing the very best that I can do as a real estate professional, why should any business model "threaten" me and why would I feel the need to attack it?

No need to apologize. This is a matter of semantics, or clever advertising.

When a consumer sees an ad for an Assist2Sell company, they see
"WE WILL SELL YOUR HOME FOR AS LITTLE AS $2495"
or
"WE WILL SELL YOUR HOME FOR AS LITTLE AS $3995"
or
"NATIONALLY, OUR SELLERS HAVE SAVED OVER $282,000,000 IN 2005"
or

You can read ad after ad after ad and no where is the co-op even mentioned.
"Do you work with other REALTORS?" The answer is Yes, but no where is the
co-op that the seller will to pay if another agent sells the house.

The advertisement for Assist2Sell, is clever. It makes the phone ring.
The claim that they have all of that business because they work on volume
is not the full story.

Most brokers in my area have listing fees that they charge. THAT LISTING
FEE INCLUDES THE LISTING SIDE AND THE CO-OP SIDE. When quoting
a listing fee, we quote the FULL fee, not just the listing side of the fee.

THAT is the difference.

Assist2Sell is selling low fees. But, they are not telling the full
story in their
advertising.

This is not a very important matter in my life because, from what I
see, Assist2Sell
has been, is now and always will be a marginal company. Because, as we know,
when the full story is known, it's the individual agents that do the
grunt work to
make a satisfied seller. I just wonder, since it's not DISCLOSED in
the advertisement,
how the co-op fee is handled in a listing appointment. "Oh, um, I,
ah, let's see,
mmmmm, we need to talk about, if a buyers agent brings, "

But, the ads do make the phone ring, I'm sure.

The discount brokers of whatever company use bait and switch.
Their advertising does not disclose that the discounted fee do not
include MLS cobrokerage.  The message is misleading.
Further, their model of business does a disservice to our profession as
a whole as the message to the public is that Realtors services
are just not worth much.  The one truth in that message is that
"we charge less because we are worth less"
 
Discount Doctors anyone?
 
My fees are higher and here is why....

I have only tried to show an Assist to Sell listing once and when I called the listing agent they said I couldn't!  It wasn't on the MLS and he wasn't planning to put it on.  His sellers also did their own open houses. They were my neighbors and needed to move by end of month. I wanted to say, why in the world did you list with this agent when you aren't on MLS and you don't have the advantage of 400+ other REALTORS in our town to show your property and you really need to get your home sold quickly!
He has since gone to another company, not a discount company. When he did put a listing on the MLS he always offered less to buyer agent than what is typical in our area.
You sound like you do work hard and I do admire you for wanting to have good rapport and relationships with your fellow agents! If you offer out to buyer agents what is customary, how do make any money?

Why fear change?  If you are doing a good job for your clients they will send you more business.  Do not put down brokers who give rebates.  Remember what they said about Wal-mart and HomeDepot.

I'm from the OLD SCHOOL, where fee sharing was considered UNETHICAL at one time. The only person you could share a fee with was another BROKER. So if that rule hasn't changed I don't see why NOT, as long as your customer or client is a broker or under the authority of a licensed broker. But why would anybody share a fee with anybody? In the past, fee sharing with persons associated with the transaction was considered collusion or an inducement to buy or sell, but who knows in today's world? Times have changed and we live in a relative world where there are no absolutes! So I guess you can say "to each his own" right? We live in a brave new world where people believe, what may be acceptable conduct for one party may not be acceptable conduct for another, like I said, "to each his own", right? There are no absolutes in a relative world, so what's all the fuss over sharing? Shouldn't we all share? What harm would there be in sharing a fee, if it can induce the economy, right? Does it really make any difference anymore? I'm still kind of an Old School Realtor I don't think it's appropriate to share your commission with anybody connected to the transaction PERIOD! But then, that's me and who am I to say that you can't share your commission with who ever? Just think about it, if you induce enough people you may earn more than $250k adjusted gross income this year and you would be helping our President to absolutely share your patriotic contirbution with those who have not. So I don't see why sharing is a bad thing. Our President is offering a tax rebait, (that is not a misspelling) of $8,000 out of the Government Till to anybody who has not owned a home since 2006. Now that's pretty big of him don't you agree? Even though our debt is in the Trillions and Climbing at brake neck speed, he's going to re-distribute other peoples tax dollars he hasn't even collected yet. So why not follow the leader, if inducing the prospect to move forward through a tax rebait works for economy, then why not voluntarily share your hard earned fee with who ever you induce to right an offer? Who knows the seller may take it if the inducement is big enough. Besides if an inducement is what it takes to overcome the objection then why not, Right? Everybody has to make a living, right?
