"BIG mistake, Jennifer! You DO NOT understand how the Assist 2 Sell model works. In a market such as we have now, Sellers would be idiots (and many times are) not to offer market compensation to an agent from another company who would like to show a listing that is not currently offered in MLS. ALL listings with our Assist 2 Sell office in Gilbert Arizona are either in MLS, or are willing to pay a MARKET commission to an agent from another company. With only 10-20% of the listings on the market selling, the MLS tool is a no-brainer. "

Not all Assist 2 Sells follow the same rules that your office does, just like the office franchise I work for does not follow the one across town's model. The Assist 2 Sell in Florida ( not Arizona), that I am speaking of, did just what I said, they REFUSE to have the seller pay any other type of commission in the case where they only charge $2900 with no entry into MLS. I DO understand the business models of those in MY areas. I called the agent personally and asked them if the seller would pay a commission if I brought a buyer, and the listing agent said NO! My buyers would have to pay it, no ifs, ands or buts. This was two years ago (and the home was already overpriced so adding it on top of the purchase price would not work in this instance) ; now the market has slowed down but Assist to Sell does still offer this option to their clients. So yes, to use your comments, they are "idiots".
My buyers chose not to view the home, not me. I even told them to call Assist to Sell themselves and ask if they could view the home with their buyers agent, and Assist to Sell told them I was not allowed in the home since the seller was not offering me any compensation. My buyers were so insulted they told the broker that they would not "leave me out of the deal" and refused to look at it. This is the business model THAT particular broker wants to follow, and as I appreciate the defense of YOUR companies business plan, please do not imply that I do not know what I am talking about, when in fact I do.
