Chris, www.ToolKitCMA.com is just a software that creates neat little CMA presentations.

You might also want to check out www.ListingBook.com - they have a creative buyer search system that could get new buyers addicted.

My 2 cents - ALL buyers, even if it is just email, should go into your database with a predefined drip email system, and be tagged to be included in your future broadcast emails.

Email-only leads need time to "warm up" to you.

I have to agree with Sean. Listingbook is a great tool, especially for buyers. You can set everything up from the client manager section and your buyers and sellers will receive an automated, customizable database of homes within their criteria. The best part of Listingbook is, as an agent, you can track client activity and know exactly which homes they are looking at. I have found that buyers log into their accounts very frequently.

Hi Guys, I just came across Listing Book when a few of our clicnts wanted to put in their RealPING button ( LB is adding the code shortly) Its not ONLY for buyers and sellers but has great follow up systems even if the buyer never buys, or the seller never sells- they still want to know the tone of the marketplace. LB is a huge up and comer in the east. as they take NLS data and "pretty it up" and make the agents look good.

I have an auto-responder that goes out when someone registers on my IDX. I customized the message to direct folks to an unpublished "special" page on my website that provides tools that are for "Clients-Only."

If they leave a phone number, I'll try to call the next day- but usually get a voicemail. I add the name to my monthly e-newsletter and hope that they'll call me when they are ready.

I also have plans to print up a couple of marketing postcards and send one a week for 4 weeks after initial contact, but haven't gotten around to it yet.

I've considered it, but I average 20 webleads a month that include addresses which would be quite expensive on top of my huge AdWords bill....

Toolkit CMA is pretty cool for putting nice looking listing presentations together, however it a no go for your Mac unless you have one of those newer fancy Macs that runs the Windows operating system as well.
