When an unsolitied email is received asking for the combination of your lock box and the email looks authentic do you answer with the combination or do you ask the sender to identify the company they represent and whether the sender is a member of the Realtor Board/MLS and then check the roster before responding with the combination or do you just send the combinantion?

I would never give out the lockbox code of a home. You have nothing to verify their identify or a record of them setting the showing. I would require the sender to contact the appointment line to set up a showing so you have his or her information and can verify their identity. It is better to be safe than sorry.

I would email the person back and offer to meet them at the property to let them in, going the extra mile for my seller. and not giving information that is inappropriately delivered via email, especially to someone not known to the listing agent.  Gail Kopp, Broker Associate, Realty Executives, Canyon Country, CA
