How do you collect a commission on an out of state fsbo?  I have a buyer, seller is willing to give me a commission, but I don't have license in this state.  And I don't know a broker in this state.  Tell me what you would do?  I'm willing to pay a flat fee to a broker who would be willing to help me out.  Any takers???

Which state? You didn't say.

I suggest you interview one of the top broker's in that state and refer out your buyer. Referral is the best income producing endevour. :). At least you are making some money rather than none.

I agree with Sara, I had a situation similar to Lesley's come up when I started in the business in 1990. According to the Department of State guidelines, a broker cannot collect a "commission" unless he/she is licensed in the state where the transaction is taking place. However, to be sure I would call the D.O.S. and make certain that the same law applies to Al. I hope this information helps you.
