I found a great way to get listings. Look for garage/tag/or yard sales in your local paper. Go to them. A lot of times folks that are having yard sales are getting rid of stuff they don't want to take when they move. I got a few listings by talking to owners when they are starting to think about selling. (side trick, buy something they're selling, even if you don't need it, before you tell them your an agent. It's a couple of bucks, then it's hard for someone to say no to you when your giving them money)

If you really want to get a lot of listings, I follow the exmaple of a lot of top producers...I'm sleeping with a builder!

Sorry I couldn't resist, I am also a stand up comedian. :Look for my act "A funny thing happened on the Way to Settlement" at your local real estate board.

  Sounds interesting.  I was wondering about it evrey time I see the garage sale in the neighborhood, yet have not tried it at this point.  What is your success rate so far? 

  The reason that I was hesitant to bring it up to those Yard sale/garage sale hosts was since i thought that by the time they actually hold the event, they already have an agent and signed the listing contract, since decluttering the house is one of the things I always talk to my clinets, and they usually have this type of event after I speak with them.

This sounds like a great idea!!  "Yard-Sailing"  is a hobby that i love to do with my now 8 year old daughter on Saturday mornings!  Its a great time for us to bond, and now I can also squeeze in a little "work".  Thanks for the suggestion, it just never clicked for me to do this!
