After 2 months $2,300 and NO LEADS I called to cancel my account! The company admitted to not supplying any leads and offered "a few extra next month" to make up for it. They asked me how I wanted to proceed and I wrote a nice email saying I'm a little concerned and would still like to cancel my account. In the meantime I asked my credit card company to block any future payments. I didn't hear anything until several months later when I got a call from not one, but two collection companies!!! In addition they sent this email:

Dear #########,

This office does not understand your apparent refusal to resolve this serious delinquency. Both BGS3 and this office were convinced that you would come forward and resolve this obligation; apparently, we were wrong.

This letter is to formally advise you and put you on notice that unless this office receives full payment within five (5) business days, we must report to your creditor that it appears all amicable efforts to resolve this delinquency have failed. You will then be responsible for any and all consequences which may develop.

This is your final notice so guide yourself accordingly.

Now keep in mind I'm thinking that BGS3 had canceled my account and everything was fine.

A quick look at the Better Business Bureau shows a few complaints against BGS3 and I'll be sure to add mine to the list. Don't sign anything with BGS3 they are a SCAM and will waste more of your time and money than you could imagine without providing you the service your paying for.

You will discover a company eager to serve their partners and help them work to be successful. Follow Up...

I received a phone call from Charles Cease, BGS3s President/CEO, to discuss my experience with BGS3. He showed a genuine interest in finding a solution to my account issues and acted swiftly on his word. In the end, BGS3 wasn't a fit for my particular business (due to a variety of different reasons, including geographic response rate). However, I can understand how others are seeing success with this company and it's services.

I signed up with BGS3 for 3 months, wanted to see how it worked. I received tons of leads and I was so excited (at first)! You can get the same leads by using a foreclosure list, at least these people are dealing with the reality that they are going to lose their house. The leads they gave me were too early in the game, all of the people I talked to, had no interest in selling their house. Not dealing with reality, they thought they had plenty of time and something would come along and save them. Namely, me. I could not save them, I could only offer to short sale their home. This didn't make me a hero, only another realtor trying to make money off their misfortune. I never received one lead that led to a sale. After paying out $795 in a sign up fee and $595 a month, I quit. If you want to work short sales, get a foreclosure list from your title co. and some title cos. offer a short sale negotiator to do all the talking with the banks, for a fee paid at closing. You will save yourself a lot of money. The only benefit of BGS3 had was an official looking letter to send out to the leads. The letter looked like it had an offficial government seal, like it was some kind of bail out for homeowners in trouble. I think that was borderline false advertising, but it did make my phone ring.

I know this about BGS3. BGS3 asks for an investment of your time, money, and energy. BGS3 in turn provides leads, a full time assistant for your team to deal with the lenders, and they don't require a cent of your commissions at closing. Plus, the rebate program insures that the monies invested are returned upon closing. There are plenty of agents who are successful with BGS3 and have reaped the rewards with their program. I personally know agents who have saved their brokerages with this program. I know agents who have averaged a short sale a month for over a year with this program. The real savings comes in the value of time. The successful agents have so much more time to list and sell conventional deals and find short sale clients who need assistance. With the rebates and the commissions in YOUR pocket at closing this should make sense. The people who quit this program after 1 or 2 months, never understood the program from the beginning. If perfection is expected, disappointment will follow. If hard work and dedication is expected, I can point you in the right direction. Worked w/ BGS3 for over a year. They are not what they advertise. Poorly managed and ran co. A giant waste of my money. I was listing 6-8 homes a month, they could not process the deals I would send properly or efficiently. As a result many went to sheriff sales w/ solid offers sitting on table. Each manager attempts to process between 65-80 shorts at a time and they definetly dont do it well.

In that same period of time I succesfully closed 8 shorts w/o much issue. I personally paid BGS3 over $9,000 in 15 months plus they made money off every deal they succesfully negotiated ( which wasnt many) DONT WASTE YOUR MONEY. I can give you details, just ask.

I concur all of the above. Used them for 15 months. Paid them over $9,000. Sent alot of deals thier way and the majority of them never were approved. Mostly solid full or near full price offers. BGS3 is a joke. Dont waste your money like I did.
