I market houses very thoroughly on the Internet, and am thinking of
discontinuing open houses for the most part. Has anybody done this
successfully? How did you sell the lack of open houses to prospective
listings?

You tell them from the very beginning; since 1985, I conducted only 2 OH; in my first 2 weeks in the business; both were someone else listings.

I talk about NOT having any OP in my listing presentation and I explain my professional reasons to do so.

First don't broach subject of Open Houses.

If seller asks about Open Houses - use the following language. Studies show the most likely Buyer for your home will be brought here by an agent from another company as most sales are what we call Co-op sales. (Note: majority of Sales are Bi-company Co-op - at least in my local area). Also describe your experiences with Open Houses - such as Open Houses really don't get your home Sold - most agents use Open Houses as bait to meet new Buyers they will show other homes to. I've been in the business XX years and during that time I've actually Sold X number of homes that I was holding Open. Now, I've met people at Open Houses I have eventually Sold other homes to I but NOT the specific home I was holding Open.
Realistically, if Seller wants a Open House - do it. But the above language colored with your own experience will in most cases relieve you of the weekend open house

I always tell my sellers that I think it is important to have Open Houses for the first 2-3 weeks it is on the market. I want the neighbors in so they can market it to their friends and I want people who are not yet quite ready to buy to see it because they may be ready to buy in a few weeks. I also have an Open House for our local Brokers Tour and our office caravan. I advertise these public open houses in the local paper (just lineage) and this is the only print advertising I do. Print is mostly dead. The Internet is what matters.
I explain to the sellers that the active buyers out there are devouring the local paper and looking for new listings and new open houses they can visit, not older ones. 2-3 Open houses will give them all a chance to see the home easily and these will probably be busy open houses.
Anything beyond that, and I am just inconveniencing the sellers by making them leave their home on a Sunday afternoon in order to get no more than a handful of people in, most of which are not serious buyers anyway (if they were, they would have an agent to show them the house).
With that explanation, I have never had a problem limiting the number of open houses.

I haven't done an open house since 1995.

Mike Ferry had a great script (probably still on his website...and free) that talks about
active activities and passive activities. A passive activity is one where you have no
control over it. And, at an Open, you don't know IF you'll have real buyers or someone
"casing the joint", or some other nefarious reason.

I've also discovered that most sellers don't want an Open...and you do tell the sellers
to lock up all their guns, drugs and valuables, don't you?

If Mike Ferry said it then I believe it! And Eileen IS right, too…. Visitors could be up to no good. In my market only one REALTOR has been murdered in the last 35 years or so. KNOW YOUR AREA. But there's always the chance that something bad will happen. I believe more real estate licensees have been hurt in traffic mishaps than at Open Houses so each of your activities have to be scaled to all the other activities you're engaged in….

Eileen is right again in observing that most sellers don't want an Open, and I've never sold a seller on an Open… well almost never…. I like to tell sellers to REMOVE guns AND gun safes to another location. I never photograph gun associated items either. Drugs and other valuables should be removed also; if it's practical.

For ME the best open houses are vacant but STAGED properties or new construction. I NEVER hold OPEN jam packed poorly appearing properties.

And circling back…. Open Houses ARE passive activities but I really ENJOY doing Sunday Open houses…. They're a tradition for me…. So I'll keep doing them as long as they work for me both financially AND recreationally-if that's the correct way to describe it… recreationally….

As to suspicious people. Remember, you can always follow them out to their vehicle… memorize the tag and then write it down as soon as you walk back in…. You should do that when and IF meeting someone you don't know at a property. I'm much more comfortable holding an Open House than I am meeting a stranger to show a listing…. In fact, while I will and DO hold Opens I DON'T meet strangers at listings unless there is some compelling reason or circumstance and certainly never at night or some other odd hour…. Or remote location….

I had the same feelings about open houses and their value until recently. Two buyer clients actually did find homes through open houses while I was away and I was lucky enough to write the offers remotely. These were homes that were not really of interest to them till going to the open houses on a whim. Afterward I took a webinar offered by Anthony Hitt of Los Angeles. His internet ad caught my attention, I paid the $79 and was very satisfied with the two full hours of information received. I have a new attitutde toward open houses and look forward to trying some of the interesting techniques learned in the webinar.
I would also say, as someone with several buyer clients at a time, that I appreciate when agents have open houses so I can be sure none of my buyers feel that are being ignored on any given Sunday. Arming them with a list of opens to attend, along with directions, means no one is sitting home annoyed with my unavailability while I am out with another buyer.

The problem we're having in our area with Open Houses is the Listing Agents say in the MLS if they show my Buyer the property for the first time (usually at an Open House), they will only pay a 1% co-op fee. I will never give my clients addresses of OH to visit without me because I won't get paid a full commission. Anyone have a way to combat this?
