I'm going to start getting back to basics like when I started in Real Estate. Its sort of funny. When I was new in the business, I did the basics. As one gets successful, I stopped doing what got me there! Now I want to position myself for when our market comes back. I'm going to begin farming a few neighborhoods again.


Here is my question. Anyone have any good ways of gathering email addresses of people in a neighborhood? Using email to farm will sure be less than postage. I just can't figure out how to get them. A contest? everyone who sends in their email goes in a pot for a drawing? Any ideas would be appreciated, as well as ideas on mail outs.

Hi Jim,
I am forever amazed that often people really seem to not know their own email addresses, or sometimes use only a work email address and prefer not to receive personal messages from real estate people, at work. Hmmm. A cop-out? Perhaps. But I think, often like lic.plate numbers... people really do not retain that information in their heads maybe? Your thoughts? Some agents ask for plate numbers when holding open house and have discovered people are either reluctant to give or just don't know.
I, too, farming specific neighborhoods for years. VERY costly way to do business. Failing doing print matter marketing materials which get bundled in with other "junk mail" and there's so much of it --- all going into trash bins, I think one on one face to face is likely the only alternative. But for me, door knocking is not something I ever did or will do. But I hand out b/cards EVERYWHERE I go, and that works.

Before anyone can best answer this question, you need to describe what you intend to farm (geography or CoI), what you have done in the past, how you intend to follow up and the content you intend to use.

I have been farming for 25 years. It is a monthly newsletter with content written entirely by me. It is intended for a geographic audience with neighborhood specific real estate information incorporated into it. It is sent bulk mail in an envelope specifically addressed to the occupant of the home to which it is sent. It has been the root source of most if not all my business for the last 15 years, even in this market. I have people tell me they can't wait to receive it, they have saved all of them and that they take it with them when they go for a walk around the neighborhood.

I also remember very clearly the importance of actually touching people from John Naisbitt's book "High Tech, High Touch." And while a piece of mail is not much of a "touch" compared to actually meeting someone, it may still be far more tactile than an e-mail.

So as I apply the concept to an already working and successful business model of farming, I can't see how it works.

So I guess before I would try to answer the question below, I would ask, is sending an e-mail farming or just dripping?

I've considered this too. If you want e-mails for a specific neighborhood, you might consider taking a bus bench in the area and advertising a website (which you sponsor) that sends out neighborhood coupons (along with market updates). I find that women will give up there first born for a good coupon so an email address ought to be a snap!

If not a bus bench then maybe a bill board, or an ad in the the neighborhood newspaper, or perhaps you could do one postcard campain directing folks to your "coupon" website.....

I agree that a Newsletter is much better than an email system for "Farming" a neighborhood. Newsletters are something yoiu can hold in your hand - you can read while relaxing on the couch - it also has a "Shelf Life" longer than emails, IMO.

After you get established with your "Farming" efforts - Newsletter (best IMO) or Letters, etc you can collect email addresses via a drawing for dinner or something else of value. We have a "Question of the Month" for receipents of our Newsletter.

We do collect email addresses from these - but it seems to be mostly the same players each month. The point is just holding a "cold" drawing or some other type of "Cold" activity to obtain emails will produce only minimal results from my experience.

I recently went to a social networking class and the instructor had a really simple way to describe the NEW "farming' methods.

The basic OLD formula was 1) Send out 5 thank you cards per day 2) Make 3 phones per day to your sphere of influence 3) "stop by" to see one person per day. This formula, if followed regularly, kept new and experienced agents very busy. But, this is now the OLD way. The NEW way is:

Sign up for at least 5 Social Network sites such as LinkedIn, Facebook, ActiveRain, RealTalk,Twitter, Your own Blog, etc.

1) Instead of snail mailing Thank You cards, POST 5 times per day on your sites 2) COMMENT on at least 3 posts written by others 3) INVITE one person every day to 'connect'

Now before you say how much work that is, try Hellotxt.com, it's free. All you have to do is write ONE post and this site will upload it to ALL of your medias.

I am still trying to get used to it, but I know that, if done on a regular basis, the business will come.

Hi Stephanie,
Have you done the coupon website? Where did you hear about this idea? It's teriffic. Please contact me at jacky.mitch@verizon.net. I'd like to discuss with you the idea. Did you go to local merchants for the coupon offerings? I once did a business card with a year committment from local merchants - restaurants, dry cleaners etc & put them on the back of a laminate card (think the name of the company that does this is FAME in Florida). All the local merchants knew me from going by their establishment to ask for the 10% discount or free whatever, plus all the wait staff at various restaurants knew me because you had to present my card to get the discount. I would walk in & they actually called me by name!!
Come to think about that- I may go back to them again plus the website!! Great idea. Would love to hear more.

RE: Discount Coupons for Farming Items.
The reverse side of offering "Discount Coupons" is you set up the Expectation of Discounts, so when you walk in to List their home For Sale they will EXPECT you to discount your fees as well.
