It seems that I am spending lots of time and more money than I am making on upgrading equipment. Do any of the new GPS systems have the ability to sort multiple addresses and lay them out geographically?

Bonnie,
My wife wanted to visit houses several houses that had been written up in the paper as having the best Christmas Lights last December. I found that the Garmin Nuvi 750 that we have allowed me to enter all the addresses and then it created a route for us that took us to each of the houses in succession.
I had downloaded the nuvi750 OwnersManual from www.Garmin.com and found the title "Creating and Taking Routes" on page 12 of the manual. After you enter each of the points you want to visit, you can select "Optimally Reorder Points" to select faster time, or shorter distance.

GPS Devices - Itinerary Planning

We're ready to buy a GPS device and I've been reading up on them online. Yesterday I stopped into a large electronics store and obtained some information that my be helpful (or which someone may correct if I've been misinformed).
We don't need the high end bells and whistles so I started with my focus on the entry level and learned there are certain basics to obtain for agents:
  • Spoken Text - The device calls out the directions
  • Spoken Text with Street Names - Instead of "Turn left in 30 feet" it says "Turn left on Elm Street in 30 feet"
  • Itinery Planning - This is what Marvin Beriss referred to in his RealTalk message where you can pre-enter multiple locations and have the system pre-sort them in the most efficient driving order versus entering each new address after leaving each property.
    • NOTE! According to the store rep I spoke with, Tom Tom is better at this because the Garmin units are limited to 10 properties and the Tom Tom's start at 15. I assume more expensive models will increase these limits.
The store rep recommended the Tom Tom 330S at $199, which has Spoken Text with Street Names and Itinery Planning. I'm going to do some research on this shortly but if anyone has input... Bring it on :o)

Why would you need 15 and more properties per outing??

IF you interview the buyer/s right and if you UNDERSTAND what they need, you should not need to show 20 homes, and for sure not per outing!

Do you really thing that upon your return to the office, ANYONE will remember, clearly, each different property (and yes, you can take pictures of each property)?

Sounds more like a cab driver than a professional salesperson that we should be.

Garmin is THE NAME in GPS devices. I have an older Garmin that will take 50+ Addresses. I say 50+ because I've never put more than 40 in at a time.
GPS is also one of the device you should not go "Low Ball" pricing on. Determine the features you need / want - then shop for best price. I would DEFINITELY insist on "Route Planning" which will allow you to program all your stops (houses) before you leave the office. Much better than inputting the next house at your current stop.
Garmin recommendation for Real Estate Agents are:
I recently purchased a Garmin 755T for my RE partner so she would feel comfortable venturing further for showings. I found online just now at www.Walmart.com for $318.00.
Google reviews of various GPS devices online.
Good luck. You'll soon be hearing the sound of "Re-Calculating" when you deviate from the GPS preferred routing.

As the IT person for my office I frequently answer these types of questions. The TomTom is alot more user friendly if you don't want to get into the advanced features like GeoMapping locations by longititude & latitude etc. for non-techies. The user interface is alot easier on the TomTom. The touch screens are also a bit more responsive to people with longer finger nails or like me with clumsy fingers :) .

Another item to be aware of is the cost for TomTom accessories also are typically less expensive than the Garmin. Something to consider if you use multiple vehicles and want to have an extra cradle and charging cord.

Both are top companies in the GPS field, there are alot of possibilites & features especially in the higher price ranges for the models. If alot of your friends in the office have a certain model it is helpful to also have the same brand if you run into questions on using yours, especially as upgrades to software come out and tweek or change some small part of the interface or features.

Cnet.com features great reviews & discussions on technology gear, both written evaluations & online video reviews. Check out several in your price range & read the opinions etc. GPS brands have very loyal followers, as you've seen here. Both companies offer great units and alot would be dependent upon your needs/uses and your level of skill or desire for advanced features.

Good luck in your purchase, a good GPS system will make your business so much easier & enjoyable.

What I've always liked about the Garmin (been using them for more than 5 years) is the service. You can phone in to the 1-800-800-1020, and you will get someone from the outskirts of Kansas City who uses the Garmin, not some third world person who has never seen a Garmin. They will answer any questions you have, and they're very pleasant. I've even had the one year warranty extended one time that I had a problem. I sent mine in, and had it back in six days, at no charge.

I have had a TOM TOM for a few years and basically I am happy with it. The one you are looking at is better than the old one that I own, because it give you the street names. However, sometimes the GPS does not give you the most direct route, but it will adjust if you use a different route than the suggested route. Good luck, but you will find it is a great help and you can throw out your maps.

Hi Bonnie,

Instead of spending money on GPS systems just download Googlemaps to your phone - Google search -Blackberry Google Maps for Blackberry. Once complete, you can find out where you are at anytime- there is a gps that locates your devise within a few meters. Amazing! you can then punch in where you would like to go or mulitple destinations and it will process and tell you what to do.

Coldwell Banker (NRT) is also coming out with new openhouse software that will be up and running soon. you can type in your location and mark the houses you would like to preview and it will map it for you. You can print and take with you - or send to your phone... check it out: www.CBView.com
