Winforms online (or zipforms in other areas)
Full Adobe program
Scanner
Ufax
Aircard (for laptop to get internet anywhere)
Printer (for those VERY rare ocassions of a client without computer)

With these items i can do business anywhere, with anyone.

You've got a couple of options (at least). (1) Use only one copy (the original), tell the client you'll email him/her a copy, efax the original to yourself, save the attachment and email it to all involved. (2) Use a tablet PC for signing while enjoying a Starbucks with your client, and email the docs to everyone while the client watches in amazement.

I agree with your thoughts completely. I complained to VAR and got no response. NAR attitude is what is good for the city is good for all. They also assume that because they like and work with high tech tools, there is no other way to do anything. I might drive two hours West to show property to someone who has driven to hours South to meet me. For me to go back to my office with them would add 4 hours to their trip. And no, carbon paper does not work well. That's why they invented NCR paper and all forms used to be printed on the same. I would be happy to pay a premium if I could get Virginia forms in triplicate.

Don't know if it applies everywhere, but in most places if you don't leave a copy of any kind of contract with the client "when you leave" --- YOU HAVE NO CONTRACT! My understanding always was that if the client does not receive a copy before you leave, you have invalidated what you thought was your contract with the parties ... it is their having that copy that validates it and makes the contract legal? anyone agree? That is what we were taught.

How do your forms work when you are out on the road?

I write it out on ONE copy, have the buyers sign, then go back to my office and scan it into my computer. I then send it off to the listing agent for signatures. They usually e fax or email it back to me when signed, and I just save it to my computer and send to all parties to the transaction.

I purchased the new Acer 3G which gives you access with a built-in connection to ATT. When going out I carry it with me and can use it either direct at an internet connection, or stand alone through ATT connection that is built-in the system. The cost varies on your usage.....I pay $60 a month for a plan which gives me much more than I would ever use (but I wanted to play it safe). The computer (very small and easy to tote around) cost was $400, but Radio Schack had a promotion going with ATT and it was $80 with sign up. I have found this to be a "must have" feature for todays real estate. I also added a small printer to carry to print out all paperwork.

I'm not an attorney but I have never heard that leaving a copy of the contract with the other party is a condition for a contract being valid. It may be a violation of real estate commission regulations but that would not invalidate the contract. I am certainly open to a legal opinion to the contrary but my understanding is that once you sign the contract it is valid.


 
On the other hand if you ask a client to sign a blank contract and add the details later, the contract may be void, relying I think on the Statute of Frauds.

That's why I print out two copies of my forms with all the data entered save the price, earnest money amount, open until and closing dates. A few numbers and dates are not that much to write on two copies.
