Glory bee Costa Licensed Real Estate Agent,  St. Michaels,  MD

Date: April 1

While we intend to discuss the situation with the student, we are interested in your feedback on:

1. How you would handle the situation if it was your broker who does not believe in 'doing business over the internet'

2. How you would advise this real estate salesperson

Thanks
John
I would try to enlighten the broker, if I could not I would move companies

The best advice is very simple talk with the person in charge of your company. Now if you don't know who that is it would be the person WHO is responsible for paying you income tax. So if you are lake most of us it's the person who looks back at you in the mirror. just remember if you're an independent contractor before you leave any broker review your contract. You may have to stay till all deals go to closing. When in you have legal questions call your attorney. but IMHO just take e-pro ,get your own e-mail and web site and when the leads come in the broker will change his mind. Oh and when that happens, and it will, tell him you want a bigger piece of the pie.

Martha,

While your idea may sound plausible, I think that the fact that we are independent contractors is over played to our detriment. Being independent contractors is sometimes used as an excuse for competing with each other to the point of diminishing our profession. I prefer to think that we are all inter-dependent and will be more successful if we lend a hand to each other than we will if we undercut each other. It is no secret that of the 150 or so agents who work for the same company I work for, only a handful have embraced technology beyond the level of communication, use of the MLS system, and a few other applications.

Although I am the oldest active REALTOR®, not only among my immediate colleagues, but probably within the entire area, I am also viewed as the most computer literate of the group. Sure I take a degree of pride in that, but I would gladly relinquish that pride to have more colleagues who share my enthusiasm and commitment to using the full range of potential offered to us by the Internet. The idea of working in an environment that is not simply unconvinced but openly hostile to using technology more effectively is not an idea I accept. When I suggest that were I in such an agency I would immediately start searching for another broker, I don't mean I would get mad and go home. I simply mean that it is impossible to achieve ones full potential when denied the synergy that is so essential to growth and development.

So, I wish everyone well regardless of the toolkit they choose to use. But I prefer an environment that at least recognizes that the Internet is a valuable tool rather than a novelty that they choose to ignore.

Here's an idea - while it would be better to be in a company which is in the 21st century it is not necessarily a requirement. We are independent contractors and should be marketing our own business not our broker's. Its easy to establish a web presence and not hard to get a web page. get your own mail address. When you are ready to change brokers you won't lose anything.

John,

you sound like me...an early adopter or adapter. I got my first computer in 1989 (before
the internet was discovered) a MAC IICX, with an 8 inch screen. Had my first webpage
in 1997; first website in 2000.

I've never had a problem with my brokers as they felt and still feel that technology is
the way to go. And, I'm the only one in my office blogging or doing PPC.

I think it's helpful to have a broker who wants your success and helps you get it. That,
to me, means a broker who is forward thinking.

And, my broker, John Veneris, was just named REALTOR OF THE YEAR from the Illinois Association of REALTORS. He is one of the best!

John,
By stressingwe are independent contractors my intent is to remind everyone that we are small business owners working under the umbrella of a broker. The best success in this business is gained by working with agents rather than cut throat competition against them. Brokers have their own business plan and we can choose to work under that plan or not.We control our individual destiny.
The last broker I was with still believed in the traditional model of the real estate business. I was not thrilled with that but hoped I could help my office get into technology since I enjoy teaching. Unfortunately therewere too many agents not receptive tolearning. I attended a Craig Proctor seminar last summer and realized that I would have to change brokers to be successful. It was not an easy decision, particularly since this was my 2nd broker in 2 1/2 yearsbut was made easier by the broker's business imploding.By this time I had the knowledge of the local companies to know who I would prefer to be with. I also had enough real estate experience in another state to be comfortable.

I am a "recovering" attorney who became a commercial broker 2 years ago. I
don't have the benefit of previous agent experience. But I registered a
domain, DowsRealty, and hired a professional for $$$ to help me create my
logo and website. Now I have 2 agents and I am taking e-PRO. I am fine with
my agents owning their own domains and e-mail addresses. Presently, they use
their name @ the ISP. We all have the same ISPs. Is there a way they can use
their own name @ DowsRealty.com and receive their e-mails on their
computers? Or, if they choose to use their own domain for their e-mail
address, how would they direct e-mail inquiries to the firm website? I am
not a techie.

Mark Jay offers:

The answer is YES… you can have each agent with their own e-mail address under your domain DowsRealty.com. The fastest, easiest and most cost efficient way to get that done is to call the Internet Crusade… the sponsors of Real Talk and they will take care of you. You should transfer your Domain to the Internet Crusade and then buy the appropriate email product… I think it's called "e-mail plus"

Here's a link to the Internet Crusade website http://www.internetcrusade.com and here's their phone number (619) 283-7302 found under the 'Contact Us' link. Read around on their website before you call… specifically click on the links under the 'Help' heading. I have my domains with the IC and have sent a number of my REALTOR friends and associates to them.

They most often pick up on the second or third ring. The customer service is unbeatable… It's simply the BEST!

Mike Since you are a "recovering" attorney just slow down. Do first things first. Take the e-pro then build you Internet presence. The reason for this is simple you will learn many many wonderful things in the e-pro course and good slow things change fast so you need a tech plan. I myself have people to help me plan a head, and I'm no tech. Call or e-mail me any time.

[Mike sez: Is there a way they can use their own name @ DowsRealty.com and receive their e-mails on their computers?]

Should be. Talk to your domain hosting company (whoever hosts your domain server) to make sure you know the passwords and incoming/outgoing mail server paths.

Some hosts have unlimited, some limited number of different addresses available. Find out which yours is. :)

Then usually it's as easy as going into the control panel for your website and choosing how many of those addresses are active.

You can then set up those as accounts in the agents' individual mail programs (Outlook, etc) or have them do it, with assistance from the ISP/web hosting tech support if need be.

It's usually Tools - Accounts - Mail - New in the Microsoft mail programs.

That way mail will deliver to agents' individual mailboxes on their computers/PDAs via their mail programs.

[ . . . their own domain for their e-mail address, how would they direct e-mail inquiries to the firm website? I am not a techie.]

Do you mean can you make it easy for them to receive inquiries via the firm website on their listings--or have contact info for the firm on their websites?

Probably, by hyperlinking a 'mailto:' and the firm's or their own 'e-mail address' on the listings, contact info list etc.

Your web designer may be able to provide insights.

I am nowhere near a techie so if any techies are cringing at this post, please by all means correct me . . . :)

I certainly have nothing negative to say about the Internet Crusade but I also know that most of us are counting our costs very carefully these days. That said, I would note that most ISP's include multiple e-mail addresses as a part of their service. I joined APlus.net several years ago based on their exceptional customer service and their low prices. I transferred all of my domains to APlus at that time and have had no reason at all to change.

I enrolled in the plan that allows me to add domain names at an economical price and I get 50 or so free e-mail addresses. I have about 25 domain names registered with them. I suggest you contact at least a couple of ISPs and compare price and customer service.

Again, I am not knocking Internet Crusade but when I checked a year or so ago their prices were more than I am paying.

Good luck.
