We were surprised to receive the following request for advice from a current e-PRO student:

<<I realize now that taking the e-pro course may not be worthwhile, as my broker does not believe in 'doing business over the internet'. Our website is not interactive, and I am not sure how I can implement your strategies/teachings @ my office. Please advise.

1. How you would handle the situation if it was your broker who does not believe in 'doing business over the internet'

2. How you would advise this real estate salesperson

This was where I was until last fall when I moved to Keller Williams. I took the e-Pro course my first year in real estate, while I was one of those horrible part-time agents. The other agents in my previous office barely used a computer beyond email and the MLS. Based on my personal experience- if the broker doesn't believe in the value of the internet, don't beat your head against the wall, just find a broker who does recognize that the internet is here to stay. My previous broker has stated, and still believes, that "the internet is a fad" and is not the way to do business. In her defense, she has been doing business for 20+ years and has enough existing past clients/COI that she doesn't need to worry about finding new business. As an agent you will almost never convince a broker that they should change the way they are doing business. Research the companies that are in your town and find one that is a better fit for you.

You can't imagine how thankful I am for bringing me to the 21rst century and bring me up to date in technology and teach me how to do business today. i would have been non-existant otherwise.

I was faced with a very similar situation on finishing my ePro education. My broker had very minimal internet presence, and just was not interested in enhancing or expanding a bare bones website that was very ineffective.

With a lot of help and ideas from Realtown and ePro folks, a lot of reading, and a lot of trial and error, I got my own site (and a blog) going late last fall, as I realized that individual branding also had to be a key part of any internet strategy to be effective. One of my 2009 priorities is enhancing both the site and blog. And by striking out on my own initially, I learned a great deal more about sites, SEOs, registration, etc, than by having a packaged solution to just log on to with no knowledge of construction or content.

As to the broker situation, by late fall I also realized that my (then) Broker was likely never going to move into internet strategies, so I transferred my license to our local Prudential office, with an a very "net-savvy" principal broker. I now have my own site & branding, my brokers support, assistance, and site, and the Prudential tools working for me.

My personal business is now doing quite well…and in a true footnote, the broker I left closed their doors on Jan 1st.

My lesson learned from the above: Net presence is an absolute must in our marketing world today. Don't waste time wondering about that…strike out on your own branding strategy (as espoused in ePro), learn while you're doing so, and be looking for a broker who will be supportive, not a road block to success.

I assume most, if not all, of us are independent contractors rather than salaried employees. Therefore the operative word for me is "independent" - it is up to me to organize my business in such a way as to maximize my service to others and my profit.

So, my advice would be to dive into the internet marketing pool headfirst. Using the tools learned from our ePRO course will help you establish a tremendous advantage over your Neanderthal broker and the other "independent" agents in your office who "don't believe" using the internet for marketing.

I suggest you meet with your broker to talk about the advantages of establishing an internet presence and why you intend on doing so. It may be that your broker is just concerned that you will only use the net, and give up personal contacts via phone/cards/face-to-face. If that's the case you can assure him/her that the internet will be used by you as only part of your business/marketing plan.

If, after this talk, your broker tells you you cannot proceed, then I'm afraid you've only got two choices - accede to his/her wishes, or leave for a brokerage with a more enlightened policy.

Jack responds:

1. I would not act favorably at all. For my purposes it is critical that I be able to market vis the Internet.

2. Although I am tempted to echo the advice of the masses who simply state that the agent needs to change brokers, it might not be all that simple. When we make a decision on which brokerage to join, we usually have several reasons for the decision we ultimately make. Perhaps this broker offers so much more to the agent in things not related to the Internet that is is not clearly in the agent's best interest to just jump ship.

Making such a drastic move should be carefully thought out and all of the ramifications should be understood before making the move. Internet marketing is, as many have pointed out, critical in this day and age. If you determine to stay in place, then your next move will probably be to build your personal Internet Marketing plan. I am willing to bet that there are literally hundreds of top folks right here who will be more than happy to help you do that.

All I can say is there are MANY brokers who feel this way. The internet is something they do not comprehend and thus, resist. Somone in this thread gave excellent advice: Get your own personal website and go for it!

I can tell you that hundreds of your fellow agents are in the same predicament. From what my clients tell me, any agent can prospect however they may want to, within standards, and nothing prevents anyone from becoming a presence online. Check out this week's Online Marketing Story later in the week in RIS Media: it highlights an individual broker in Wilmington NC who competes head on with her corporate site; they're both on page one of Google and our client is obtaining leads and sales on a pace with her corporate site. Even better, she doesn't have to share those leads with anyone but her team members! No boss gives them to the favorite agent, either!

Go for your own internet presence and do it now, because the Internet is just too big a factor in success to ignore. Your broker may be retiring, sooner than they think.

I started 12 years ago with a broker that didn't want to do anything with a computer. It ended up that I did most everything for the whole office once I got a computer and set it up. As soon as I could, I got a broker license and bought her business (she retired because of all the new technology). It would not deter my getting the ePro designation and then I would make sure I got my own web page and got on Facebook and whatever it took to try and keep up with the technology available. I did try to show my broker the pluses of being tech savvy. It soon became apparent that in order to compete in the Real Estate world, I would have to change offices or become my own broker.

Here's an idea - while it would be better to be in a company which is in the 21st century it is not necessarily a requirement. We are independent contractors and should be marketing our own business not our broker's. Its easy to establish a web presence and not hard to get a web page. get your own mail address. When you are ready to change brokers you won't lose anything.
