Old Republic is one of the half dozen or so home warranty companies that have been around long enough to be reliable. However if I understand your question, no home warranty is going to take care of the defects discovered during an inspection. But I am confused by your inquiry. A Home Warranty is either purchased at the time of listing by a Seller or it can be purchased by either buyer or seller at the time the contract is signed. Most Home Warranty companies historically have excluded pre-existing conditions. A few are now including unknown pre-existing conditions and it is conceivable that this might be what your client has in mind. The best thing to do is to contact Old Republic since this is the company your client has referenced and talk with the customer service or sales department and ask them about the circumstances in this case.

Hi Lou: Actually I have a lot of experience with Old Repbulic Warranty in Memphis, Tennessee. I really like this warranty. It is about the client and not about the agent. However, I am like you. Itf the client puts it in place to take care of their own maintenance downfall and knowingly calls the insurance company to repair items that were "pre-existing", then I might tend to think that may play on the side of insurance fraud.
I have worked with them for about 3 years now and have never had a problem and I have the coverage for my sellers during the listing time, however, again, I would not call them for example: the dishwasher is destroyed when I list the home and the next week they call out the warranty people. It is truly designed for a problem that occurs in the future and unknown to the seller or the buyer. Just my honest opinion.
About the Republic Home Warranty question: I haven't dealt with Republic,however I have dealt a lot with American Home Shield. They do claim that if you get the right coverage when you list, then they will cover items that are found during inspection.
They even are supposed to cover mis-matched systems as well as a whole lot of other things.

We use Home Warranties as a matter of course here. They are designed to cover items that fail after the warranty is in effect, not to repair known defects. To buy the warranty to cover an already failed appliance or other defect is fraudulent. I have used several companies, including Old Republic, and have had good results from them all. The seller policy is available for listed homes for a certain price per day on the market until it closes. The buyer's warranty is charged at a set fee for one year. They will repair or replace covered items that fail, only if they were operational before the warranty was purchased.

- The Home Warranty Plan must be ordered prior to the inspection, ideally at the time the listing becomes active to ensure the best coverage for your sellers.
- The Home Warranty Plan ordered is a Buyers Plan with Sellers Coverage added. (In some states, there is an additional cost to add Sellers coverage.) Sellers coverage is not available on its own, but is available with the Buyers Plan.
- The items noted in the inspection could not have been known to the buyer, seller or agent through a simple mechanical test (such as turning the furnace on and having it blow heated air) or visual inspection (mold on a wall or floor could be an indication of a pipe leak).
I've been acquainted with most of the warranty companies here in the Nashville area: First American and AHS to name a few. However, I've never had the service from these other companies that I have had from Old Republic. I have never had a problem with getting anything covered. I have never had a problem with timely service. My clients have consistently been very happy with Old Republic.
The other companies offer comparable coverage in our area, but the others are more expensive and the customer service is not nearly as good as Old Republic's. Also, if I need our OHRP rep to clarify or sort out something that the Customer Service people couldn't, I can reach him and it'll be resolved in just a few hours.
In addition, OHRP offers tools for Realtors and makes it easy to order a new plan and to order service.
No hassles. Great coverage. Definitely worth it.

My experience with American Home warranty is not good. As the purchaser for my own homes, I could not recommend them to my clients in good conscience. Their service practice is much less that mediocre in my experience. I found they go out of there way to not service a claim. I and my clients have had very good experiences with Old Republic and HSA home warranties.
