I use the same professional photographer to do my virtual tour as I do my stills. He works specifically with real estate agents and permission to use his photos/tours come with the package as long as I am using them to sell real estate. If the photographer you are using won't allow this, then you have the wrong photographer. Mine is great...You can contact him here: Stuart@EnvisionTours.com

Many agents SHOULD use a pro; typically though, those are the ones too cheap to do so. I don't - taking the pics is fun & play for me.

I use anything from the cam in my BB Tour (you'll never guess which shots are from it unless you read the EXIF data), my 40D, 1DIII, XTi, snips from my FLIP Video, my Canon FS100 video cam. It's not so much about the camera as it is about lighting, composition, and post=processing if you didn't get a good shot. 95% of agents need to hire a pro.

Here is a cut-out of an article of Rismedia why Realtors should pay more attention to invest in better camera equipment or hire others to take quality pictures.
Our MRMLS allows for 25 pictures and I see often in the multiple listing homes with 1 to 3 pictures. If a listing of a small home can max out about 10 pictures, add pictures of the AP map and of the neighborhood, pictures of the street and shopping center or reload some of the early 10 pictures. But use all the 25 options.


Another study relating to the number of photos listing posts compares photos to the number of Days on Market (DOM). The findings show that listings with more photos sold faster. This is the shake down on the photos to Days on Market (average) analysis.

- 1 photo = 70 DOM
- 6 photos = 40 DOM
- 16-19 photos = 36 DOM
- 20 photos max - 32 DOM

And listings with fewer photos sold for less. The Closed NET Price as a percentage of the Original Price also showed a direct correlation. (These findings are based on 2006 numbers and are again estimates.)

- 1 Photo = 91.2% of Original Price
- 6 or more = 95% of Original Price

According to these findings, a $600,000 home, sporting only one photo, could sell for as much as 3.8% LESS or a loss of over $22,000, just because there was only one photo accompanying the listing. More amazing is the fact that only 12% of agents posted the maximum 20 photos.

Hi Folks-

My feeling is this: for professional headshots for self promotion, a professional photographer is invaluable. He/she can present you high quality photos for print as well as more approprtaitely sized photos for the internet. But indeed: get the details form the photographer about what is included at the start! I was quoted a very fair price for professional shots, only to be billed a much higher amount in order to use the shots for all media.

However, I have found with a nice digital camera, a few hints from all of you on digital camera taking, and TONS of photos, i can generally come up with a great handful of fabulous photos on my own. At this time, saving money is important. As the market pick up, and I get busier, I may opt for a pro for more of these services...
