 Military Special POAs (NAVJAG Form 58001/13)

Aloha...If you are working with military clients with a special POA and home prices have dropped in your area, I thought I would share this with you as an FYI.

I just listed a beautiful single family home, immediately got a full price offer, and met with the seller to sign the contract. The spouse is in Iraq and we have an executed military special POA. Despite my numerous request for a copy of the special POA, I did not actually see it until we were signing the contract (spouse signed listing docs before leaving).

Here's what you should look out for: There is a paragraph that says the property cannot be sold for less than "$X". Fortunately, in our case it was not a problem, but this could be of concern for those of you who work with military clients using a special POA and home prices have dropped.
