"I actually spent $48,000 in one year on Google PPC alone," exclaimed Parker. Parker, I sure hope that you're making at least 5X that figure from your PPC leads. The rule I learned many years ago from Mike Ferry, was that wherever I spent any money, I had to at least get a return of 5X...of course, 6X was better. Once I started evaluating my advertising based upon that figure, it helped me zero in on how much to spend. In better markets (2006 and 2007) I had a return of 10X my spend rate. So, it was well worth it. This year I cut back on my daily spend...but I still received a 9X return. Now, I'm debating doing a snail mail newsletter to my old farm. I'll write the one-pagers...that's easy; got all the labels pre-formatted; have all the envelopes. It's just the cost of postage and time. So, if I start this for January, I will commit to doing it for at least one year. And, for example, if I spend $150 a month on mail-outs, I'd look to gross $9,000, or 5X my amount. If I don't gross that number (probably 2 listings) then, I'd have to reconsider. Wanta be a lean, mean listing machine!

I was wondering how long you have been a compass client. I have been with them since February 2008. We had some problems this past summer when they lost track of my contract because the person responsible for my account left suddenly, but they have tried to make up for it. At their suggestion and with their help I changed platforms during September . They did tell me it would take weeks to months for the site on a new platform to get results. My keyword phrases that they optimize are now putting me on page 1 of yahoo. My site has not appeared in the top 50 listings on Google for either phrase until this week when 1 phrase appeared on page 2 and 1 on page 5. I am hoping that now that Google is finding my site that it will move up in the rankings.
My new site is with point2 and I am finding it much easier to customize and update than my realtor.com site, the lead capture on it is much better.

We had a meeting in my office yesterday to discuss downsizing our print advertising, as it is very expensive and with sales down overall, we need to trim expenses anywhere we can. Fortunately, everyone was in agreement that statistics show that an internet presence is much more effective than print and we want to take the savings of cutting back print to invest in a better online presence. Most of the agents in my office use Advanced Access or Top Producer for their individual sites. My broker is interested in revamping the office site and trying to improve SEO. Any suggestions for a broker, a web design and program company that would focus more on a brokerage office vs. agent site. I'm thinking Compass would help everybody - am I wrong? I need to work on my site a little more first and then work on SEO, preferably FAST! Thanks for throwing this information out there and I'm sure I'll have more questions until I get it right.

When Cherie posted that she had never met anyone who spent $48,000 a year on PPC, it made me think: We have probably 25 clients who used to do that; all of whom now spend $185 per month and get more leads and sales. One such client is in a small island community and he actually has to drum up 90% of his business from hundreds of miles away. (His name is Fred Roven--www.mvbuyeragents.com).
But, that's not my point: my point follows with what Cherie posited: How can anyone not making North of $250K spend $48K on advertising, period? And that is one reason I denigrate PPC more often than not: it's a slippery slope where--like in a casino--you are continuously tempted to increase your bet. "Add this phrase. Add that phrase." How about "How many houses is this selling for me?"
Forrester Research put out stats in 2006 showing that clients preferred organic by a factor or three or four over PPC. I have seen nothing that lessens that appraisal, but I wonder: when you can be on page one on every search engine organincally for $185 a month, and be found on hundreds of different first pages (we now have a tool to show that) all inclusive in that price, why would anyone spend $48K a year on PPC?
Perhaps we should all go to work for Google! They MUST pay better!

I am the realtor that paid upwards of $48,000 in one year on Google PPC. That didn't include my yahoo, ask, looksmart, etc. For everyone's info, that year I had an income of close to $300,000. I got carried away with the competition aspect of the business and dearly paid the price. I was trying to make sure that I was getting the leads, not my competitors. At the time, I had 4 licensed assistants working under me who I fed these leads to (they worked buyers exclusively). I worked primarily listings. The point I'm trying to make is that agents should NEVER spend money on things they don't understand thoroughly. It's almost impossible for the average lay person to understand SEO and I can honestly say that I'm no expert even at this point. I would like to know where I could go to learn exactly how SEO and organic placement works. I'm sure I could comprehend it if I had a good source of knowledge. I have not used Google PPC for a year now and get the same amount of leads my competitors get. However, I'm very tempted to start up again so I can get a percentage of the leads going to them. How can I do this in a cost effective manner this time around. Please help me.

I changed from a realtor.com website to a point2 website. The point2 site is much easier for me to customize than my old site and the lead capture is so much better.
