@Jacqueline Bone said:

"Partnerships doesn't usually work.  There has been several break up in my office for some unknown reason.  I would be careful with that if I were you."

Not to mention a pretty successful broker partnership in Palm Desert that broke up.  It wasn't pretty either from what I understand.

Marriages and partnerships (teams) have the same rate of success ...
Have a good lawyer prepare a pre-nup!

Where I went to law school, it was that partners are harder to get rid of
than spouses... so be even more careful with choosing partners than with
choosing wives or husbands...

Have a great day!

I am part of a team and we have been a team for 3 yrs. We met in school and became a team. We have weathered good times and bad. We argue and apologize. We are still a team. One thing we are so branded, it would be hard to separate at this point. We work at it - it is like a marriage. You have to work at it to make it work. There are many benefits.

This topic seems to attrack attention.  In my experience I will only advise to be VERY SPECIFIC in defining responsibilities.  DOCUMENT those responsibilities and goals.  Commit them to a schedule and track results.  Make SURE your broker reviews, understands and gives their blessing.

The devil is in the team MISUNDERSTANDING responsibilites/goals/compensation or being lax in tracking and owning up to same.

Best of luck to all.

I can't believe what I am reading. There is nothing better in business than collaboration. The team concept always yields greater rewards than going it alone. We have been conditioned in the real estate business to believe that a team approach won't work because of ego etc. etc. If each person can work for the betterment of the team and is willing to avoid the pitfall of measuring what his team mates are doing prosperity will come. It takes 6-12 months to see real results.
As with any business plan you must set realistic goals that are measurable and attainable. You must meet regularly and make adjustments on a macro scale. Everyone can not be the leader but all can lead. Micro managing each other is a recipe for failure.

Find people who are full time agents and pick teammates who fill a need. For example if you are a great marketer pick a great administrator for the team.

 I had a team in Idaho. We worked really well together. One thing I would say is that it helps to have one main person in charge. I guess that would be your "leader".

To go with this, motivation is key. Everyone has a roll and each agent needs to feel needed as well as compensated. I personally referred out most of my leads to my team, which allowed me to focus on my main clients. It was a win/win situation.

Good Luck!

I think some are confused by the difference between a team and a partnership.  If you are looking to build a team with you as the "rain maker".  Then definitely read "The Millionaire Real Estate Agent" by Gary Keller, and of course "Shift" is the follow up to refine the plan for this shifting market.  In the KW offices in the Middle TN area, there are several successful teams, but they all have a top producer that is the rain maker.  MREA tells you exactly at what point of your business to add additional talent in building your team.   Good Luck.
