Margery and Larry had different takes on appraisers.

I was always shocked to hear the appraiser had a copy of the contract. Sounded bad to me. Since I don't hire them and the buyer doesn't, it has to be the lender who supplies a copy. I always send one to the lender, of course. But then I have had appraisers tell me they were instructed to bring in the value.

I provide comps if asked, but if I were to supply them, it would be viewed as trying to influence/coerce one. I don't do that.

RE: Meeting the appraiser. The timing of this discussion was perfect. I have one of my listings in escrow. I met the appraiser today. We had a very extensive discussion about the what we have discussed on RT. Bear in mind he told me he's been an appraiser for 17 years. It has been a Fannie/Freddie requirement for 3 years for the appraiser to have a copy of the contract. Notwithstanding what people feel about Fannie/Freddie, it has been a requirement and every time I've been to an appraisal this issue was raised. It is my opinion that the lender/buyer's agent should provide a copy to the appraiser. Be that as it may, I'd like to think I'm a team player and would provide a copy when asked. As for meeting the appraiser he told me 90% of the agents have met him at the appraisal. He has no issue with an agent providing the comps. At today's appointment we discussed at length the value and the attributes of the property he was appraising. Lastly, me providing the comps to him was not seen as unduly influencing the appraisal.

I believe you are a seasoned professional and you present yourself as such. On the other hand I've met a lot of "licensed professionals" with an attitude & ego that could make a meeting with an appraiser go south very quickly.

I feel that my less subtle approach is warranted for me, as a state certified appraiser, in order to ensure pertinent data is passed along (without being viewed as"influencing").
This is a sensitive area among appraisers and I'd rather err on the side of caution.
