 Help! Marketing Commerical Property

I have just listed a 5.5 acre piece of property that would in my opinion make a GREAT gas station/truck stop.  It sits at the intersection of 2 major highways, one being HWY 501 that goes straight into Myrtle Beach, SC.  I am having trouble trying to figure out the best approach to market this property.  It is on our local MLS and I have put it in the newspaper.  BUT NOTHING!  Can someone suggest a way to get this property out there and hopefully get it sold.  It is in my opinion priced RIGHT!  All suggestions would be highly appreciated.

In my limited knowledge of commercial property, the commercial brokers tend to work a lot "off line" and network between themselves a great deal, if that is the case in your area, you will probably need to get in with some of their networking opportunities and/or get a list of those that sell commercially and personally present your listing to them.�


 
Additionally you could make inquiries on the owners of other successful gas station/truck stops in the surrounding areas and market the opportunity to them for expansion.

I would put this on Craiglist and You Tube.  If you are not using a single property site, please use this valuable tool for syndicated exposure that doesn't cost much to market.  Your seller will love it!

Try www.loopnet.com  They can give you national coverage...which is what you will need to catch the attention of all the agents representing out of state companies who might be looking for such a site...
