HouseValues.com - A Bad Investment?

I did HouseValues (HV) for a year in 2004 and then again for one year in 2007. It paid for itself and I made a small profit from the leads they provided. Yes, there are useless leads but there are also quality leads. If you've ever seen their TV commercials, they advertise to provide a Free market analysis by going to their website. They have no control who responds and for what purpose. Intermixed with legitimate leads will be folks considering a refinance, fighting a tax assessment or simply just curious - That's to be expected.

My issue with HV was the time involved in responding to each request and following up on each lead. The amount of time invested was greater than the amount of revenue earned, even though as I said above, that I did make a profit from their leads. Even to this day, I'm still following up on my HV leads from 2007 and some will eventually list and sell through me so all in all, I think the service has its merits. If the cost per month was lower, I would be back as a customer.

I was lucky...when I started with HV the market was going crazy...so, I did in fact, break even. Break even. NO profit! And, so much wasted time with unqualified leads.

I quit when they started restricting comments on their Master Mind forum. Actually, a large segment of their 'old' agents left and the forum became boring and useless. But, Raymond G. is a great guy!

The bottom line? I use the amount of money that I spent with them now for Google ads to direct people to my website. Much more profitable.

Needless to say we parted ways. Since then, I have been solicited again by them. Have shared with their "new" soliciting team, my experience, and told them that when they had a quality product to let me know about it. Haven't heard back yet!!!

My subscription is up in April. I have asked HV to reduce my monthly fee and they have agreed for two months at a time. I seem to get duplicate leads or leads with phony names. Did you have any success with any of your leads? Are there penalties to cancel?

Had very limited success.  One foreclosure I prevented and a short sale.  Next time I will get a root canal done and have all my pain in a compact time frame! 

There was no cancellation fee.  I took the tack with HV that I was not going to seek a refund from them for the offal they had sent me.  I also helped them understand that if they chose to inflict any other fees, the Bcc: slot on an email message could include all my fellow Realtors as I continued any future dialogue with them.

Good luck with these marketing parasites.

I followed up on leads from (1) folks who had just bought their home (and needed some reassurance about what they paid for it), (2) folks who had their homes listed (but obviously didn't trust their Realtor), (3) financially unqualified folks, (4) believe it or not - from Realtors who listed a given property and wanted to confirm the advice they gave to their seller client, (5) sellers who were on the verge on foreclosure or being foreclosed on, and (6) last but not least - electronic "lookie lous" (who were shocked -Shocked I tell you) that someone would call them up.

My partner and I have been using HV since 2000 and have been extremely happy with them and the leads they provide. You have to understand that Internet seller leads are not "slam-dunk" buyers that you can take out a few times and sell them a house. Online seller leads need time to incubate. Many are people testing the waters for various reasons but most are real people who are curious and are starting their fact finding. Personally I would rather my name and emails be in front of them from the start of their exploring. We have sold listings through HV where the people went into our database from HV months even years earlier. Almost every single one says that they have been getting our emails and enjoy them. Use the system correctly and it will make you money. We have had years where we had over 18 million in closed business just from HV (boom times of course) and more normal years of 6-8 million. If you are not short-sighted and are willing to play the Internet seller game it will work. How many other Internet lead generation systems provide 95%+ REAL names, addresses, emails and most of the time phone numbers.

Hello everyone -

I have several clients who use House Values and for the most part have found it to be beneficial. There are some leads that, as you say, are useless, but there are plenty that I have been successful in managing and developing into good seller and buyer leads.

The key element seems to be responding quickly to their request. We respond with a phone call first, and then transition the leads into other drip campaigns that we have setup so that while we may not get an immediate response, there is still something in place to keep us top of mind.

It is a somewhat time consuming process, and one that most of my agents have referred out to us, their virtual assistants. We can make the initial contact and answer general questions, and set them up to receive email notifications of listings meeting their criteria, etc., which frees up our agent's time to respond to those leads that are well qualified and ready to move forward.

I have worked with several similar systems, and overall, perhaps because of their national advertising, House Values seems to get more response than others, but in continuing to develop the relationship, most of my agents find more personalized drip campaigns outside of the House Values system to be more beneficial in capturing their attention.

My HV experience started well until I realized that the six months of leads that were being sent to me were for the most part useless.

I have had a similar experience with them. Virtually an identical response when you return the leads. They tell you that the leads are well screened but I had 20% tell me that they had no interest in purchasing a home and that they had no idea why I was calling them.

 I want to know if I should continue after year-end and if this lead generation is really worth the dollars....

I used them and definitely wished I hadn't.  The consumers that go to that site are only looking for quick answers for what their home is worth "Zillow" style.  They are not serious sellers or buyers.  They all say patience is what you need if you use House Values.  You end up spinning your wheels and spending your Valuable time trying to find a bonafide lead from that source.  I think it costs too much. 

Use the information you learned taking the E-Pro course and put your money there... in my opinion you'll be better off with your business.

I used HV starting around 2004. I choose to take their buyer leads. I got plenty...and in the end I broke even.

However, in 2006, the market changed as did the quality of buyers. I ended my time with them and used that money for my Google PPC. I felt that was a better use of my funds.

I enjoyed their seminars with Bruce Downs and those were very helpful, as were their forms and reports that we could customize. Their forums in the beginning were also helpful...but they didn't like any criticism. And, they did need to update their Market Leader program.

I no longer even consider spending money with any lead generating organization. I'd rather earn my clients the old-fashioned way: prospect for them; ask for referrals; do excellent follow-up and provide unexcelled service. UPOD is my motto (Under promise Over deliver)
