I haven't found House Values to be useful. Didn;t like having to sign up for a full year without knowing if I would receive real leads. Most leads are other agents trying to see if House Values works or websurfers just trying to get more details.

I would not get involved with House Values if you can help it. I tried it and  spent way more than it was worth.

I'm truly amozed to hear so much negative feedback about HV.

I am new to them as well, having joined in late July.  For August, I received triple the lead numbers for listings and one short of the committment for buyers.  I sent back two "garbage" leads and got immediate credit so they didn't count in my totals.  The leads are all good ones, albeit not short turnarounds.

I have had three coaching sessions with a great coach.  I've participated in their training calls and am beginning to use their drip system.  Their templates are written very well - better than any others I have seen.  I have "Specialty groups" in my database that I will use the "personalised" templates for.

So overall I am very satisfied.  Only time will be the real test, but at this point I want to keep working their plan.

BTW, I am internet savvy and have absolutely no association with HV except being a new customer.

HouseValues has undergone a highly successful revitalization over the past year plus. They have re-inveneted themselves and added an incredible drip marketing feautre that is easy to use and has received excellent reviews. They are a RealTown Approved Vendor. Check out this link to find out what that means.

And, their MasterMind forum is awesome and is being offered to RealTown members for FREE.

So, give them another look and let us know your results. That is the power of community.

I used HV for 18 months. Totally committed to following up on a regular basis all leads. Net profit, that is how I measure my expenditures, $150.

I've been using HV for approx. 2 1/2 Years.  I have been very happy with the Campaigns and Drip E-mails sent to my clients and customers.  The 'Prospect' database is great too.  The 'leads' weren't very good so I discontinued it about 6 months ago.

Good Luck with them.

Good for you Janet, keep up the faith.  But remember the only thing that keeps House Values and any of these rouge lead generators in business is our hard work in listing and selling real estate and their ability to strip the information from the MLS through IDX.  What does it take to see the light people?  People who have been there see it; those that are new school are providing the drip campaign designed to strip you from your hard earned commission one lead at a time on a monthly basis.  Ask yourself, where do Internet Lead Generators get their LEADS!!!!!!!  You provide those leads through IDX!!!! Can't you see that?  I would like some honest answers to honest questions!  Or have we become so complacent and lazy and frustrated with the entire process we just go along to get along?  How do you think "capture and release" software works???  You have no idea what goes on behind the scenes of your FREE tem-plated website!  Usually provided through some affiliate doing business with who knows who!

Get a grip here people more exposure doesn't sell more houses.  More exposure doesn't drive the value up either!!!!  We have 5 years of solid IDX evidence that proves it!!! The only people making money are the Internet Lead Generators who get their leads from your IDX listed and sold real estate statistics. How do you think Zillow stays in business? You are providing all the (((Information))). This is what "affiliations" get you.  IDX is the only tool necessary to get the (((information))) You need to learn how Trojans and Mal-wares work!  This will give you a better understanding of how these rouges operate. There are hidden programs working behind the scenes of every website’s design!  You don't even know it's going on!  We are lead to believe the future is on the Internet because that's where all the information is.  Right?  WRONG!  The information has to be accurate to begin with based on evidence, HARD EVIDENCE.  Look at your market, you tell me, is it going up or down based on what you do - or what you are told to do?  I know one thing for sure, we better do something better than what we've been doing since IDX has become a reality.

House Values is the worst company I have ever dealt with. I received a lead and then the lead emailed me to tell me that they didn't realize it was a real person that was going to the CMA. They said don't bother. I informed House Values and they told me to follow up with them anyways because eventually they would probably do something. I had other leads that told me they were just interested in a re-fi. Each time HV told me to work the lead anyways.

I was promised a coach. He called once and I returned his call a few times, got his voice mail, and never heard back from him.

Then I ran into some financial problem and couldn't send them their payment. They were calling me 4-5 times a day demanding their money. They turned off my account so I couldn't follow up with any prospects that I had done a CMA for.

I spoke to one of their customer service reps who said they would work with me for the next two months to try and convert the leads and there would be no payment due for the next two months. The account wasn't turned back on as he promised and they kept calling demanding payment even though I kept telling the person calling to contact the customer service rep. They didn't care. I was getting totally harassed!!

I made absolutely NO money at all from any House Values leads and lost the contact info  for any of the prospects that were in my account...even though I had paid for those leads.

I wouldn't recommend that company to anyone!! I don't use Home Gain anymore but I would use them in a heartbeat compared to House Values. Hard to believe they are now an approved vendor.

I wrote a webpage telling about my complete experience with them and discovered there was small print in the contract that prevented me from publishing anything that would be negative about the company. I would NEVER recommend them to anyone.

My HV experience started well until I realized that the six months of leads that were being sent to me were for the most part useless.

I followed up on leads from (1) folks who had just bought their home (and needed some reassurance about what they paid for it), (2) folks who had their homes listed (but obviously didn't trust their Realtor), (3) financially unqualified folks, (4) believe it or not - from Realtors who listed a given property and wanted to confirm the advice they gave to their seller client, (5) sellers who were on the verge on foreclosure or being foreclosed on, and (6) last but not least - electronic "lookie lous" (who were shocked -Shocked I tell you) that someone would call them up.

HV pledged to give us the right to return any "lead" we did not like. After screening them and ascertaining their worth or lack of worth, most of them were returned. HV got tired of this and started to insist that we not return as many "leads". I said…no, and proceeded to help them understand that the local real estate experts know the market (and the consumers of that market) better than them. I then challenged them to send me quality leads, not the marketing offal they were sending disguised as a "lead".

Needless to say we parted ways. Since then, I have been solicited again by them. Have shared with their "new" soliciting team, my experience, and told them that when they had a quality product to let me know about it. Haven't heard back yet!!!

I have had a similar experience with them. Virtually an identical response when you return the leads. They tell you that the leads are well screened but I had 20% tell me that they had no interest in purchasing a home and that they had no idea why I was calling them.
