 "Remarkable" Real Estate Service

Looking for ideas for things that could be considered remarkable in the world of customer service, whether it is real-estate specific or not.

Some ideas I have come up with include:

4 hours handyman service
pre-list home inspection

as examples of things we could provide.

Appraisal might be another, in this dropping market. As could a maid service for the morning of the first open house. Or what about closing insurance, home warranty, etc.?

One thing one of my clients said is remarkable about the service we are giving (and she is paying extra for) is my going to her house in the afternoons for showings to take her dog out so she doesn't have to worry about racing home from her work for it.

Really, I'm looking for what things you would consider to be "remarkable" in terms of real estate service.

These are excellent ideas for superior customer service -- I especially relate to offering maid service for the morning of the open house and for getting the dog out of the house for (some) of the showings (can't commit to every one!).  I love that we can brainstorm with each other for new out of the box ideas on this forum.

Hi,

You were looking for ideas to make your service "remarkable". The following perhaps are not "remarkable" but they have initiated positive remarks. .... the best advertizing.

I usually give a basket of little gifts, chosen by my wife, that in some way relate to what we learned about our clients. One who noticed Tiger decorations for example had a Tiger cup included.

Recently, I have discovered Help U Brew, a business that helps you make and bottle your own wine. I have designed a label with the EXIT logo and a picture of a castle.  For buyers I substitute the MLS picture of their new home for the castle. I include their names and date of posession. These bottles don't make it to the recycle box.

I also give complimentary 2 nights at  my condo at Radium Hot Springs as a thank you to clients and for referrals. It comes as a surprise to them and has proven to be much appreciated.

Frequently, I find that the sellers vacate without cutting the grass for some time. When I see this on posession day, I usually return and do the forst cut for them. It doesn't go unnoticed.

Hi, Chris!

How about time with a professional stager? They can often work wonders with a home in ways the seller would not think of! Another idea for buyers may be to offer a choice of services. You have already mentioned cleaning and lawn services.

How about an interior design consultation? This is particularly useful if the home is new construction and may not have been staged by the builder. In other words, it may still be "builder white" and a blank slate. Another useful tip is for buyer's who may be new to the area. Have a list of local charities that will pick up items after the move-in. Many times furniture and accessories that were perfect in the last home, may not work in the new one. Also, have the location of the local recycling center available if the buyer will be unpacking (some or all) boxes themselves. Little bits of useful information printed on a card and left with a refrigerator magnet can save the client time and effort. Add the phone numbers of some local food delivery services. We all know how important this can be when you are up to your eyeballs in packing boxes! FYI: the fridge magnet really helps! The last thing you need to do is hand out a card that will be put down and immediately covered up by "stuff".

Another idea for the buyer, and the seller, if they know their new address, is to give a packet of "We've Moved" cards with stamps included. The new address is, of course, already printed on the cards and you can even include a sheet or two of labels so they can print the addresses of friends and relatives if they want, rather that hand write them.

I, too, am interested in some new ideas for client gifts, so I will be watching this thread carefully!

A great gift closing gift idea…check out AnnounceMyMove.com's online moving announcements. They are much less expensive than print and your client can upload a personal picture and write their own message on to the webpage. They forward it via email so it's not spam, and you get introduced to your client's social network. It also tracks number of hits to the page and to your website/email.

One of the things we have been offering for some time is free home staging. We figure in the long run this costs us a lot less than the numerous price reductions we'd be asking for otherwise.

Chris , Rossi,

I guess we have been on target since 2003.  Our brokerage Liz Moore & Associates with offices in Williamsburg and Newport News Virginia has been doing pre listing home inspections, pre listing appraisals, pre listing termite/ moisture inspections since the day the company opened. We recently started offering home warranties and intend do do so on all of our listings both for seller and buyer protection.Additionally we offer a pre listing title search.

All of these are done to keep deals from falling out at the last minute due to unforeseen home inspection, termite, appraisal and title issues which most times don't present themselves till the last minute.

A lot of our competition in the Hampton Roads real estate market thought we were crazy to do all of these things in the heated market we just came through. I feel it is what made made us the market leader. We will continue to innovate through time.

Pre Listing home inspection is a good thing for the seller but to advise a buyer to accept the sellers inspection and forgo their own inspection is a BAD THING for the buyer and anyone advising them.
