This is “semi-long” response to all the responses on the media negativity.

Buyers and sellers have always believed what they see and hear in the media, before they believe their local expert. It will always be that

way, I guess, until they see that we are THE professionals for Real Estate, and not the media.

So, to overcome so much negativity the past 4-6 months, the Good Realtors here in Seattle area have been putting out our own positive vibes,

no matter how small e.g. Postcards every few weeks talking about lower interest rates (please call XXX for more info). Tax benefits of home ownership.

Green homes (totally energy efficient). Sales up in this or that suburb.  New freeway ramp is finally open to get you to xxxx (saving you gas). We have

to be credible in the small areas, before we can be seen as the expert in the home purchase. It seems to be working, as our business and our showings

have certainly picked up the past few weeks. Try it in your areas!!

In the area I am working in we are experiencing the same negative media info from our local stations.  To overcome this there have been several realtors, myself included, who have done local T.V. interviews during the local news broadcasts to present a true representation of our market.  This has received posvitive feedback from both the local consumer and realtors.  We have focused on the current local trends and what is happening with prices, interest rates and seller contributions to buyers closing costs.  Letting buyers and sellers know that the market is not declining or dead as the nation news media is doing.

Jim Phillips is setting the story straight about the media and the publics on good:
 
"Letting buyers and sellers know that the market is not declining or dead as the nation news media is doing".
 
Hey Jim, you must know something that the rest of us don't know?  Are you a magician also?  I bet you can pull a rabbit out of the hat while you are smoozing your local consumers?  I understand where you are coming from and I don't believe everything I read in the paper, or see on the tube or YouTube or the Internet in general. But how do we explain to the consumers all these upside down loans and the feds actions and the Presidents re-imbursement of our money if we are not in a declining market?  As I see it nobody has a clue as to what's going on other than the foreclosure rate is sky-rocketing like never before, a barrel of crude is hovering at the $100 a barrel price.  20+ million Illegals workin' under the table, a war we can't afford to fight nor can we afford to quiet!  Who needs a snooze paper or a tube broadcast to know the FACTS as they ARE?  We have an election coming up and the best we have to choose from is defined by racism, feminism or mediocrity.  Not good choices if you ask me.  This may be off point but I think we should have an additional option.  I'm a consistent voter, I think we need another choice "none of the above".  I'm serious!  Why not?  Maybe Washington will get the idea, America is fed up with all the BS and Political correctiveness and manipulation.  I've never understood how we can have bi-polar parties and yet when ever the people decide nothing changes.  Everything remains the same regardless of who sits in the Oval Office or whoever pounds the gavel.  If America is the bad guy, then why does the rest of the World risk their life to cross our borders Illegally if necessary?  I'm sure we have something going for us in our Country, why can't the media report that?  Maybe because it doesn't sell pulp, advertising and the latest Hollywood fiasco!

We use Paragon (from FNIS) as our MLS provider. Wonderful market statistics are available in this program, but access to this info is now limited to BROKERS ONLY!
I have made a request to our MLS to allow access to statistics to all Realtor members so we can be better informed of the true picture of the market. You won't believe the opposition, mostly by the Broker/Owners. I am trying to understand this, but I can't see the point of keeping this info a secret. Their best response was, "Ask your broker. They will print it for you."


My question: does your MLS have market stats available to all, or is it limited to brokers? Please explain. MLS comm. has asked me to head a task force to bring info to them for consideration.

Yes we have access to market stats. Our 10 boards (approx. 36,000 Realtors) are all connected to the MRMLS.

We also use Paragon for our MLS and all of the brokers/associate brokers
have the statistics available as far as I know. We no longer have
Salesperson status in the state of New Mexico, there are only Qualifying
Brokers and Broker Associates.

We are located in NJ and our MLS in Trend. The stats are available to broker and agent alike. Soon  the general public will  be able to have access to the same information.

Wow...you pay for MLS and you don't get any stats!
 
Our MLS (MLSNI) has several programs running and you can get stats from all of them.
 
In fact, our older program PCAccess has great stats. It's fast too.
 
Currently, we have 49,000 active MLS members in the Chicago Metro area. That's up about 1500 from January. Last summer we had 53,000.
 
 
In Naperville, we have 1085 active single family homes. Average price:    $706,421  
Time on market:  210 DAYS
 
However, our average sales price is now: $495,217
 
And our list-to-sell ratio is down to 94%!
 
Now by tracking these stats monthly we have actual, factual data without any emotional bias. And, showing your sellers these stats just confirms what you are telling them.
 
And, yes, showing the buyers the same stats lets them get a better feel for the market too.
