What do you/should you say if a buyer's agent asks you about your listing, "Have you had any offers?" (Especially if you haven't!)

What do you/should you say if a buyer's agent asks you about your listing, "Have you had any offers?" (Especially if you haven't!)

 

 

Reply:  I don’t tell lies, BUT if you are going to maintain confidentiality of your seller, you should never reply with – “Yes, but my sellers weren’t willing to accept an offer of $X because they don’t want to give their house away.”  I have heard this answer from many Realtors – maybe they are lying and saying this to encourage my buyer to make a higher offer.  Or others have said – without being asked – “My sellers have had three offers, but they were all too low.  My sellers won’t accept an offer lower than $X.”

 

This last response discourages buyers from making an offer.  They figure – why bother?  I don’t want to pay that much for this property.
