I recently did a BPO on a property in my town of Athens, Ga. I had to call
the owner for directions and she told me the value she was looking for. It
was for a equity line. So out I go looking for the property. Took forever
to find it because I was looking for a $400,000.00 house and the property at
the address listed was on the tax rolls for $130,000. Finally I realized it
was the correct house. Did my BPO, valued it where I thought it should be,
around $145,000.00. Yesterday, I get a email from the company disputing my
value and wanting me to change it. Said no, I'm sticking with my value.
Then I get another email with a list of comps to use in a re evaluation of
my bpo. The comps sent are solds from a town called Wappingers Falls, NY.
(I'm in Athens, Georgia)

I stuck by my value indicating the sold comps they wanted me to use were 800
miles away. It will be interesting to see if I get paid on this one.

By any chance was this Evaluation Solutions? They do that to me all the time. I finally told them if they wanted me to hit a number rather than give a true valuation they should just tell me what the number is up front because I don’t have time to do it twice… Haven’t heard back from that particular customer service agent.

Did they indicate why they wanted to use comps from another state? That is very odd.

Light Bulb!!  I realize that my problem now is that I should have been using comps from California instead of Oregon...I'll have to try that strategy on my next listing appointment when the seller wants a higher price than I recommend. 

I can just hear myself..."Well..if we look at home prices in San Francisco that are similar to yours, you are a steal on the local market compared to that.  That will help you get sold quickly!"

Gotta love lenders...
