Jim, I'd love to help you but some of us RTers are on a frantic mission to locate the missing decoder rings.  I think they will help us all understand Robert's posts better. 

Until then, I just encourage you to invest in some Advil...

To Robert: 

You are passionate in your opinions, but I know many RTers would appreciate if could refrain from name calling, and if you could figure out how to use the enter key a little bit more often (your posts are hard to read sometimes). 

I used to work with juvenile delinquents so there is nothing on this planet that you could call me that I haven't already heard in many creative variations.  Even so, it really is inappropriate to call people morons.  I am sure as an adult that you could find more clever ways to express yourself.  If not, MS Word comes with a thesaurus.  You might want to check it out sometime!

Yes, I can envision them dusting off old posts.... (I would, too, saves hassle of re-writing). This thread has already chewed up a lot of memory!
It's fun to read, but only if you have plenty of time....as MarkJay said, if nothing else, we get entertainment...

My buyers and the builder couldn't agree on the price of the new home so they "pretended" they were going to look elsewhere or rent. They then terminated the buyer'brokerage agreement and went on to the builder and made another offer without having to pay the commission to selling agent. They are still in negotiations.

So there was a buyer broker agreement.

  1. What did the compensation clause spell out?
  2. Did it have a protection period?

What's the matter Robert King. I guess you are starting to figure out that there are standards for "TRUE" EBAs.

Remember this "TRUE" EBAs have principals, transaction brokers do not.

Okay, now I need to be sure intent was the way it looks...
Robert wrote "principals", which is true in that sense... but I wonder if he meant
principles.... as in that dirty, no-good, slime-ball transaction broker.... and I'd have to take issue with that.
