This came across my desk yesterday and I was wondering if anyone has used this technic for the listings that are not moving. Don't drop the price but have the seller pay 6 months of mortgage payments. Payments generally equal 4% less to the seller. I am hoping to use this approach for marketing to listing agents, I am a mortgage broker. Regards, Mike Murray

I personally have a list of contractors that bill
escrow for my clients for repairs, and yes I have sat
at a home with the plumber if a client can't take off
work. If I do something for my client it is
transaction related and I help to direct repairs. For
out of town folks, I will double check work that has
been done, etc. I have never cleaned a house, or done
errands for my clients. This is their house, not
mine.

Reply: I agree with you, I pay to have my house
cleaned so no way am I cleaning a clients, I will not
even make the bed that is their responsibility.

Mike -
I have a listing that is not moving and I just suggested the sellers offer to pay 12 months' property taxes.  (This IS New Jersey  !!...$$$ TAXES !!!!)  They went for 6 months.  We'll see what happens!
