I've done post cards, magnets & newsletters with little response - until I gave out fridge magnets with 24 tear-off paper "To Do" sheets under my biz card.  People actually call & ask for more "To Do" sheets when they run out - which gives me an extra chance to ask for their business &/or a referral.  :-) Nicole

A marketing tool I have used for the last few years has been right in the MLS.  I set up an automatic search for all of my referral clients just like I would if they were a prospective buyer.  The search includes the referrals street or subdivision and notifies me of any new listings in their area.  I than print and send it to them with a one line note on the page.  I like sending the physical page to them because it gives it a longer life and increases the chances of more than one person seeing the mailing.  An email gets seen by one person and than deleted.  They are reminded of me and what I do and receive something of value to them.

When I am doing this consistantly I can go through the newly matched in 15-20 minutes a day and get a phone call off of it at least once every 2 weeks.  pretty good return on the time and money.

Thanks for some great ideas everybody!! Keep them coming. I'll definitely impliment a few of the ideas. ***I just integrated a blog on my site (soon to be w/ RSS feed), which seems like a great idea and will continue to get more and more popular.

One of my marketing pieces that has brought me the most business is a monthly newsletter that I put out in a farm of about 1,000. I create it via Microsoft Publisher and use 2 pages front and back, one page for Active and Sold homes in the neighborhood, neighborhood advertising, and then the other pages with Real Estate information and community information. I've received lots of calls through it.........although I picked a tough area for most of that farm, since the homes are about 2-3 years old and very few people that have any equity:(  Just another idea.

Keep the ideas coming!! Really appreciate it!:)

I would prefer designing a magnet with spaces for important numbers such as: EMERGENCY 911, Poison Control, Mom@work, Dad@work, Neighbor, Doctor, Dentist, Veterinarian, Babysitter, and then some blank lines. I had one on my fridge for years and wish I still had one instead of many little ones all over the place!! It would probably be best to have it designed so that your important contact info is not easily cut off from the magnet! A house design might also be a good feature as it could easily be found on fridge door clutter!! Also I would add a place for My address is_______ as in an emergency, people often forget (or the babysitter doesn't know) what the address is. Hope this helps.

I find my most effective farming material is not always something the homeowner keeps on their refrigerator.  As a matter of fact I have listed more homes with magnets, notepads, and calendars from other agents on the refrigerator than those with my material (I honestly don't spend that much on that kind of materials).  What works best for me is giving the homeowner something of purpose like a Market Update, Local News, Charity Event.  Something that gets their attention that for the most part has nothing with branding myself or trying to get them to list or sell.
