Hi all,
 
I'd love to hear some of your words of wisdom in following up with and working with internet leads. 
 
1. How do you qualify them as serious buyers or sellers?
2. If they leave a phone number, how quickly do you call them back?
3. Do you send them to a lender right away?
4. Do you add them to a drip campaign?
5. Add personal contact as well?
 
What do you find different about dealing with internet leads than leads you receive from other sources?
 
Do you feel these buyers and sellers are more loyal? Or , are they less so?  How do you gain loyalty?

Most visitors to my web site are not, initially, serious buyers or sellers. The ones who are identify themselves by giving me enough information to contact them, by asking specific questions about specific properties, by answering my questions about timing, motivation, financing, etc.

 

If they leave a phone number I’ll call them back as soon as I get the e-mail just to connect and say “thanks” and ask how else I can help.

 

My first e-mail to them will indicate the importance of working with a reputable lender and includes an offer to put them in touch with someone.

 

They are immediately added to my drip campaign.

 

No other personal contact, although my initial e-mail will also direct them to my blog.

It's much more difficult to qualify them as to how serious they are. In my opinion, the ones who have actually closed were quick to respond to my emails and/or said it was ok to call. I only call if they say they are ready to buy or have specifically said it's OK. Otherwise I agree with the above post, just add them to your drip campaign. If you have access to statistics on your site you can also find out (possibly) what they've been looking at. Also, an email newsletter program can show you who's been clicking on what links in your email newsletters. This is very useful, as I've had a number of people always clicking on something but they have been just lurking for now. Those are people I may send more personalized emails to (without them knowing that I know they've been clicking!) just to keep their interest. I agree with Jenny.  I treat Internet leads as potentials, but until I actually get to speak to them on the phone or meet them face to face, they stay on my drip campaigns.  If I see that they are actively looking at properties in a specific area, I will send them a more personalized e-mail asking if they would like me to help them with their search and that I could research more focused searches for them.  BU they all get the monthly enewletter, at least.

I treat every internet lead as if they are going to work with me exclusively, UNLESS their email says they are working with a Realtor.

We get leads that say they want every listing between 200 and 500, so we send a sampling - takes 5 minutes. We get all kinds of leads that have unrealistic price/location/features, etc., so we send them closest in our market and actual in another area.

I have one person full-time handling the leads - it pays.

Remember they are contacting 9 oher agents a lot of the time; be the first and the best to get back to them. Give them what they are asking for. Automate as much as possible.
