 websites for lead generation

I am wondering if anyone has found a great website and host for lead generation. I have looked at point2Agent, it seems so so. With companies trying to sell us products every day and I have bought into some of them only to find they were more than useless. I would love to get some advice good or bad on websites as I have yet to found one that is a wow factor.

By the way, Maria. One of our clients has gotten as many as 18 leads
per day from her Point2 site at http://www.realestateutah.com; it
averages about 1/2 dozen leads per day.

May I ask, how has this been accomplished through organic searches? pay per click? Has this site been cured for a year?

Just curious as these numbers are impressive.

My first question is what type of lead do you want to generate? Here is a list of potential leads:

1) Lead from a form that needs to be filled out before giving access to MLS search, online home valuation, or other promise of information.

2) IDX lead Registration for additional services (saved searches, new listing notification)

3) IDX lead Every time they save a listing

4) IDX lead when they setup a new listing notification

5) IDX lead asking more information about a particular listing (schedule a showing is commonly used for this too)

6) Entering their information on a Contact Us form on your website

7) Calling you getting the number from your website or IDX output In my business model, I am 100% Internet and I refer all my leads to agents in my County. I need QUALITY leads for my business model to work. I personally put little value on #1-#4 above. If you ask me how many leads I generate, I wouldn't include any of #1-#4 in my answer. I don't see much benefit to focus on generating QUANTITY leads over QUALITY leads unless you're a web designer trying to sell to Realtors. It's sort of like the HouseValues pitch...the number of leads sounds good when you first hear it but after you spend the money, you find out that what you're getting isn't what you thought it was going to be. You need to start with getting the Best Lead Generators. Then figure out what website you want to put them on. I'd also implement a strategy that allows you to replace a lead generator if a better one comes along. I have 2 places where I currently put my lead generators. 1) my main real estate website - http://www.SloCountyHomes.com 2) Lead generating city pages (example- http://www.locallinks.com/san_luis_obispo_real_estate_mls.htm

You may want to look at Howard & Friend's Rapid Response

It's great for leads and it doesn't just email you but will call you with the lead's infor and phone number so you can actually call back immidiately.  You can even listen to a demo on that website

All organic, approx. 80% Google. The new Point2Agent site design is a few months old. It replaced a small developer site that had been online since 1995 and had not generated any leads in recent years. The only significant change was in creative strategy. I would love to have a way to track phone calls to my client sites and have tried diligently without success to get clients to track them for me. I do know that GoArmyHomes.com, a new site, gets about 3-4 site generated leads a day as well as several phone calls per week. She went from 0 deals in-house to 11 under contract within three weeks of launch of her new site February 1. The original site, which went up in November, hadn't generated a single lead of any kinds. She has even had calls asking to buy her web site as well as requests from other agents to open GoArmyHomes offices in their military towns.
