 What is the advantage to a client in using a team?

Every article I read about using a team is written to the agent.  I'm not talking about equal partnerships where each person  shares equally in the deal with each carrying 100% of their 50%.  What is the advantage to the client of an agent who has an assistant, a Buyers Agent, etc.? 

It seems to me that  if an agent has too much business to reasonably handle himself, he would be better served by handing it off to someone else and taking a referral fee of 30% or so.  Someone experienced and knowledgeable in his own office.  Why is it a benefit to have a staff?

When an agent gets so successful it is because he is attentive, knowledgeable, on top of everything, accessible, and solves problems before anyone knows there is one!  He gets referrals, great comments, etc...

Then, when he gets bigger, he hires a "team" which consists of people who are less experienced and less knowledgeable than he is, at the very least, or not knowledgeable at all and brand new to the business.  They do the less important things like transaction coordinator (which, in my office only costs $250.00 per transaction) and maybe, prospect caller? 

Just would love to have feedback.

The advantage of a team is that most of what needs to be done in a real estate transaction is NOT what a real estate agent is really needed for or good at... paperwork and misc. tasks.  With a team and the systems and policy guidelines in place a team leader can more effectively serve more clients and help to ensure that "nothing falls thru the cracks".  That way when they are really needed they are available and not bogged down in the minutia of the daily tasks.  I think a great comparison is to a dentist office... the dentist does not schedule you apt, take your payment, do the books, send out reminder post cards, take care of insurance paperwork, clean you teeth, etc, etc... many other people do that and then he/she comes in checks you out and does what they are really needed for and/or give direction to someone else and then are off to someone else...  now I guess they could do everything but then you would have to wait months or years to get in see a dentist...
I see some posts saying it is an ego thing or about winning awards... I argue that people who say teams are bad and bash those who have them are the ones with the ego problem... "my clients only want me..."  "I can do it all better"  "I have all this secret knowledge" and on and on about how they MUST do everything themselves... I can't think of any other profession where the "professional" does everything themselves... even pharmacists have assistants and you could actually die if they make a mistake...
If you don't have an assistant then YOU are one... think about it.

The Team Concept should be looked at as the way to build a business. Just like any retail business you start small and grow your sales, expand your business and hire employees. It is not about being # 1 for a plaque, it is about moneyplus quality of life and folks that is what it takes to keep your world going around. I would suggest to each of you that you read Gary Keller’s Millionaire Real Estate Agent book. It has been a New York Times top 10 best seller for a reason. If you want to have a weekend off, a vacation or need to be in more than 1 place at the same time (life balance) then you might want to look at the ‘Team Concept” as a solution to growing your business with out working 24/7/365. I have been developing my wife's team and their sales have tripled, by adding 2 on site agents...she could never do that and neither could the other agents alone. If she had not developed this concept she would still be working 7 days a week rather than five and would be making a lot less $$$. The other 2 agents have seen their income double...that is what business is about. I have used an assistant for years and in the last 1.5
years also work as a team. I can do double the
transactions and still make an increased profit by
using the team. By using the team it frees me up to
meet and work with many more clients, than I could by
myselft and the income/profit is much more than a 30%
referral would be.

I love the part of the business dealing with the
purblic, I hate the filing, follow up, setting trhough
a 3 hour home inspections, walk throughs. Everyone I
work with is licensesed, they are they type that
enjoys the paper work & follow up (I write all offers
and listings and I do all negotiating and attend
settlements)plus others on the team bring in new
clients and customers, which they are rewarded for as
will. Also, when you do a lot of repeat business with
a client or customer, they do not want referred to
another agent. The team style has wored great for me
and I highly recommend it, actully you have a business
within a business.

I'm very new to community participation, so please forgive me if I err in any way.

I feel that teams are the future of the full-service Real Estate industry. In modern times, clients are somewhat used to being shuffled about. They don't care about us and (in their interpretation) we don't care about them. But that's not what full-service is about. Sure there are people out there that feel as long as they look out for #1, they'll be OK. There are still many more that feel if they get the proper care and guidance, they will be far better off in the long run.

This is where a team or partnership comes in. It is devoting a common philosophy among team members to a common purpose - the proper handling of a customer. I've been in a partnership fro 2 years now. My partner and I are very different people, but our customers know that they will get the same service, the same devotion to detail, and the same satisfying end result - no matter which of us they happen to be dealing with.It's not a "passing the buck" but rather an expansion (and enhancement) of the service you would give as a solitary agent.

Lisa,

your observation is most likely correct. I just
received a listing because the Agent's assistant was
the only one on the team to respond to the seller's
questions. And, then, it was sporadically.

I think that when sellers hire an agent they want to
know that they can talk with their agent when
necessary, not leave messages or talk to someone on
the team who may or may not know what's going on.

And, in today's market place, you'll find that sellers
are more demanding and need hand holding.

I totally agree in having a team, and it is no ego
trip, in todays market there is to much for one person
to handle. Where we run into problems is when the
agent has more then they can handle, and does not want
to spend the money to get help, a brokerage can not
give an agent they type of support necessary to fee
them up to list and sell property. And with higher
commission rates to agents today a broker could not
hire enough staff to totally support each agent.
Today personal promotion is a big part of getting
business, that take a lot of time and work. If you
put all your time in doing the detail work for
promoting yourselfand are not out in the public, your
back to square one.

You are exactually right. I used to kill my sefl to
meet my goals, with a first member of the team I
brought in I increased my business by 50% and my
expenses were 1/2 of that. The second year I doubled
my income. Now I have been in the business well over
20 years and have had licensed assistants for over 12
years. There is no way I could handle the business,
do the promotion and follow up without help. And i do
not care how much the assistants make (they are
licensed) because they make the mor I make. If they
want to put the time in, thier income is really
unlimited, but so is mine.

The advantage of a team are many.  We have both buyers agents and listing agents that specialize in their respective field.  Each position becomes a master at what they
do just by shear repetition and focus on those associated responsibilities.  When agents are with clients they can focus just on them.  We always have a client care manager available to answer calls and to help answer client questions.  That person is a licensed agent and is the hub of the organization.  The Client Care manager has access to all agent TP records.  All conversations with clients and/or activities are recorded into Top Producer.  90% of the time our clients are ecstatic because they get there answer right away.  Our transaction coordinator is an expert and seamlessly works the transaction to completion.  Our courier makes sure that documents are where they should be when they need to be at that location along with some other responsibilities.  Our marketing coordinator completes the internet and media advertising, brochures, and 800 number response calls.  There is more but you get the point.  We follow Gary Keller's model for mega agents and achieve more for less.  This year we will manage our marketing costs to 10%.  It's been a long time goal.
The point is that this is a business and each person has their roles and responsibilities.  Each of these jobs compliments the others on the team and allows us to be better than if we were working by ourselves.  It gives all of us on the team a life outside of real estate because we now have more time for our families and other interest.  It also gives each of us the ability to make more money than if we were on our own.  It's placed me in a position were I now work more on the business versus working in the business.
A team has many advantages but it's not for everyone.  Individual ego has no place on a team because it's a "team" endeavor.  If the team is working in the realm of excellence it's because everyone on the team is working together to make that happen.
