Tom Hathaway Licensed Real Estate Broker,  TN

Date: March 26, 2007

The problem is that our industry, being as it is, fights for and maintains the lowest possible bar of professionalism.    In the view of our trade association, the more licensees and the more members out there, the better.  So the vast majority can't make a living in the business, and must do it part time.  Lets face it, when the average number of closings is right at 4 a year, what can we expect.

It is in the fire of public opinion we are refined.  Some are made stronger by the process, others melt away.

As I understand the REALTOR® COE, if by ‘unethical’ you mean that an article of the COE was violated, and you did not file a complaint, you are also in violation of the COE by NOT reporting the violation.

I know that I will hear from my fellow e-PROs if my understanding of the COE is not correct.

I'm doing my part in bringing down the average. Zero transactions for over

I just read alot of the responses to the public opinion of realtors. This is part of an assignment in the e-pro course. I'm sure there is alot of merit in most every response.

Maybe it will help us all to try to be more professional and especially more ethical.

I think I am lucky being a member of this e-PRO group. I rated the knowledge of this group far above the everage agent and broker in the field.
We do not need quantity but quality. And at the moment quality is below par. Just look around you and even in your office.
Most agents only know how to fill in the blancs in a sales contract and lucky for them most of the contracts are computerized, because many realtors are not able to write clear and neat. And do not ask them about a simple math calculation.
A Realtor should have a college degree as a minimum.

This is explicit NAR policy!
Any Pro Stds hearing (Ethics, Pro Cause, etc.) outcomes are strictly confidential UNLESS the same violation has occurred with the same agent repetitively over a 3 year period. I vigorously agree that publishing the convictions of licensee perps would be very educational for ALL concerned! Our NC License Commission publishes their decisions & penalties quarterly. Most of us go to the rear pages of their qtrly bulletin first to see who got caught doing what & found guilty! :-D

How many of your associations make their judgments on ethics complaints public? Mine doesn’t. In order to improve our image in the public’s eye, we need to lobby our associations to make ethics violations public. I’m not talking just accusations here, I’m talking about when your board’s ethics committee finds someone in violation of the COE and decides that the Realtor in question should be fined, attend further ethics training etc.

I have been an agent for a little over a year and a
half.  It is true that some people, not all, have a
low opinion of Realtors.

Had a client I sold to 2 years ago, a large property
to a commerical property. Just passed her real estate
course, ran into her one evening. She said oh, your
business is scarry, I never realized what was involve,
I thought you just showed the property, negotiated the
contact and walked away with the big commission. The
commission was 40,000. There was zoning problems, law
suite, problems, etc. Her statement, "I can not do
what you do, I can not take the pressure". I just
smiled and said now you know why I would not cut my
commission. She agreed.

Ma'am, get over it! We are in a SERVICE business & our
prospects/customers/clients are fully entitled to ask us what are we
going to do for them!
If you stay in the RE business, you will find yourself illustrating
your value to & benefits for many prospects & others throughout your
career. Respect & performance recognition are earned, not a given
with the license! Similarly, it is well to ignore the slings & arrows
offered by various media hacks & wannabe critics who are more
interested in selling magazines or their punditry than in education
the public of the realities of our profession.

TOTOH, with experience and the ability to project confidence,
knowledge and a sense the you can help the prospective buyer or
seller, the question about
the agent's worth will fade. Project experience, knowledge and
confidence and you'll be in control. Then YOU get to ask the
questions about the buyer's
ability or the seller's sense of reality.

So true, the more members, the more $$$ for the Associations.  In NJ, we don't even have continuing education requirements.  They don't seem to want to weed out the weak agents because it will mean a loss of revenue for them.

When I was in class, some of the students could not figure 6% of $100,000 !!!  I say, If you can't even figure out your paycheck by doing simple math, you are too stupid to be a sales associate.  The education system for licensing simply spoon feeds agents the information, making it (almost) impossible for someone to fail the test.
